An 11,047-square-foot luxury home with five bedrooms and seven bathrooms on nearly a half-acre in Newport Beach was bought after spending nearly 18 months on the market.
Xin Jin of The Oppenheim Group helped a buyer purchase 21 Skyridge for $15.4 million, per Homes.com. The estate, located in Newport Beach’s gated Pelican Crest neighborhood, was on the market for 527 days.
The three-level house, built in 2000, sold for $1,392 per square foot and 23% less than the list price.
The seller was represented by Paul Daftarian, co-founder and principal of Corona del Mar-based Daftarian Group. Sahand Zargari, a real estate advisor with Daftarian Group, co-listed the property.
The home’s key features include dual staircases, a two-floor foyer, outdoor fireplace, barbecue and bar area, pool, spa and views of the city, canyons and hills.
The attached parking garage has room for nine vehicles.
There is also a library and den inside the house.
The house, per Homes.com, was listed on July 10, 2023, for nearly $20 million. That list price was more than 186% higher than what the estate sold for in its previous transaction: nearly $7 million in August 2021.
Daftarian told the Business Journal that 21 Skyridge is the highest-priced house ever sold for a non-ocean view property in Pelican Crest.
Newport Beach’s Prime Location
The Pelican Crest location is a prime piece of residential property in Central Orange County and provides the estate’s homeowners with access to many points of interest, according to Matt Tilley, a realtor with First Team Realty.
“The location is good. You’re close to Irvine, which makes it convenient if you work in Irvine but want to live near the beach,” Tilly, who is also known as ‘The British Bloke’ on his YouTube channel, was quoted as saying on the Homes.com listing. “And it’s more centrally located in Orange County, so it’s easier to get to LAX or Los Angeles County from there than, say, if you were living in Laguna Beach.”
The area surrounding Pelican Crest also gives residents access to canyons for hiking and the ocean for swimming.
