A Coto de Caza mansion has traded hands for $8 million, in the most expensive sale for a home in the neighborhood outside of the Los Ranchos Estates, the primary hub of large custom homes in the South County gated community.
The 9,650-square-foot home at 30881 Via Colinas counts seven bedrooms and nine bathrooms. It last sold in August 2021 for $5.4 million and has since undergone an extensive remodel by Brook Wagner Design, a high-end residential design firm based in Corona del Mar.
The new sale marks a 48% premium over the 2021 deal, and is the third priciest transaction on record for Coto de Caza, the 5,000-acre rural master-planned community that began home construction in the 1970s. The South Orange County community has been home to business executives from the late Gen. William Lyon to Allied Universal CEO Steve Jones.
5-Acre Lot
Listing partners Ariana Gaffoglio and Kim Karney of Official, a brokerage launched last year by two top Douglas Elliman agents, represented the undisclosed sellers; the buyers were represented by Lauren Kovacs of Century 21 Award.
“People are saying the market is slowing down but we are not seeing that,” Gaffoglio told the Business Journal. “Buyers are confident in Orange County real estate, and there are still record-breaking deals happening in a shifting market.”
The home is on 5 acres of equestrian-zoned land and includes a detached guest house and six-car garage. Amenities in the home include a chef’s kitchen, game room, wine room and a primary wing with a large bedroom and bathroom with a sauna, walk-in closet, walk-in shower and a standalone tub. The guest house also includes a state-of-the-art movie theater and golf simulator.
The home was first built in 2001; the renovation wrapped in 2022.
Record Deal
The two most expensive home sales on record for Coto de Caza occurred in Los Ranchos Estates, a gated community within the gated community that counts 75 custom-made houses.
In the priciest sale, 31951 Violeta Lane traded hands for $9.3 million in September. The 15,000-square-foot home is on a 9.5-acre lot, and includes 10 bedrooms and 17 bathrooms.
Tiffany Cheung of Pinnacle Real Estate Group represented both sides of the deal.
That sale bested the prior record set in 2021 with the $8.6 million sale of 31781 Secoya Way, a 10,000-square-foot Estates home. The modern farmhouse home was also designed by Brooke Wagner Design, and counts six bedrooms and nine bathrooms on a 4.6-acre lot.
Garrett Green and Marco Martelli of Joseph Martelli Real Estate Investments had the listing for that sale; Sean Stanfield and Ryan Tarr of Pacific Sotheby’s International Realty represented the buyers.
The prior record home sale to occur outside of Los Ranchos Estates was for 30911 Via Serenidad, which sold in 2021 for $7.8 million.
$1M to $12M
Approximately 20 homes are listed for sale in Coto de Caza, with asking prices ranging from $1.3 million to almost $12 million.
Two homes are on the market in Los Ranchos Estates, including the nearly $12 million listing for 23111 Maravilla Lane, and an $8.9 million listing for 31731 Capuchina Way.
Stanfield and Tarr have the former listing, and Scott Ostlund of Lee & Associates Ontario has the latter listing.
