Robinson Pharma Boosts OC Holdings, $40.7M Buy

Robinson Pharma Inc., one of the country’s largest contract manufacturers of dietary supplements and other nutraceutical products, has beefed up its already substantial real estate holdings in Central Orange County with the acquisition of a newly-built industrial building not far from its Santa Ana headquarters.

The privately held firm, which makes a range of dietary supplements, including softgels, tablets, capsules, gummies, powders, and liquids, recently completed the purchase of 3130 South Fairview, an 82,241-square-foot building located just south of Segerstrom Avenue and near Segerstrom High School.

Property records indicate the building sold for just over $40.7 million, or about $495 per square foot. An affiliate of the international real estate investment and development firm Hines was the seller.

It’s the largest reported acquisition for Robinson Pharma, which reports owning and leasing a collection of eight other industrial buildings totaling close to 1 million square feet, most of which are located along Harbor Boulevard in Santa Ana, not far from the headquarters of defense contractor Anduril Industries.

Robinson Pharma’s latest purchase sits a little more than a mile from the company’s headquarters on S. Harbor Boulevard.

2021 Lot Purchase

Hines, whose Newport Beach office has been among the more active local commercial property investors and developers over the past decade in the office and industrial sectors, paid a little over $20 million for the 3130 Fairview site near the end of 2021.

The 3.9-acre site, next to the headquarters of R&B Wire Products, one of the largest family-owned businesses in Santa Ana, was previously used as an RV storage facility.

The newly built industrial facility features 5,000 square feet of first-floor office space, 5,000 square feet of mezzanine office space, and 30-foot clear height, according to the developer, which bought the site via its Hines U.S. Property Recovery Fund.

Robinson Pharma is funding the purchase in part through a $30.4 million loan, records indicate.

Latest Expansion

The deal marks another sign of growth for Robinson Pharma, which is said to employ close to 1,000 people in the area.

In April, the company announced a large expansion of its manufacturing capabilities, adding 10 new softgel machines to its production lines, “solidifying its position as having the largest softgel manufacturing capacity in the United States,” it said.

Robinson Pharma said at the time that its expanded facilities, with the additions, totaled 30 high-throughput softgel machines and 30 continuous drying softgel tunnels, capable of producing 23 billion softgels annually.

Its tablets and capsules production capabilities were also expanded, allowing it to produce 5 billion of those products annually.

Robinson Pharma says it can also make up to 7 billion gummies annually, among other capabilities.
