Coto de Caza Estate Trades for $7.5M

A remodeled estate sitting on four acres within Coto de Caza’s Los Ranchos Estates neighborhood is under new ownership, with a buyer closing escrow on 31731 Capuchina Way for nearly $7.5 million on June 18.

The 10,323-square-foot estate with five bedrooms and 7.5 bathrooms was on the market for nearly three years before selling for $723 per square foot and about 12% less than its original listing price.

Scott Ostlund of Lee & Associates – Ontario represented the seller. The buyer’s agent was Flo Bullock of Bullock Russell Real Estate Services.

Amenities at 31731 Capuchina Way include a dual staircase, floral pathway at the house’s entry, basketball court, maid quarters, game room, pool, outdoor theater, putting green, sauna, fitness center, massage room and barbecue area.

The house was built in 1989 and has been on and off the market since June 2022, when it was listed for $9.2 million. The recent buyer bought the 10,323-square-foot estate almost three years later for $7.465 million.
