May Price-Per-Square-Foot Tops Year-Earlier Figure

Orange County’s luxury home market saw 25 transactions close between $4 million and $12 million last month, when the median price for a home along the coast was just under $6 million.

The average price per square foot in the overall luxury market was $1,315, up from $1,210 in May 2015. Homes that sold on the Balboa Peninsula led with an average of $2,019 per square foot, while down south in Dana Point, the outlay was $931 per square foot.

Emerald Bay and Corona del Mar rounded out the top three markets, commanding $1,564 and $1,254 per square foot, respectively.

The average price per square foot across all segments of Orange County was $425.

Like the South of France

The 8,490-square-foot home at 23 Avalon Vis in Newport Coast fetched $12 million on May 24, coming in under its April list price of $13 million.

The front-row, European-style estate property, reminiscent of a villa in the south of France, graces a private 0.38-acre lot at the end of a cul-de-sac.

The residence boasts a two-story foyer that provides a view through the home extending to the rear of the property, where an infinity pool appears to spill into the sea beyond.

Flexible living options come in five bedrooms—one currently used as a media room—seven baths and a six-car garage.

John Cain and Kathryn White of HÔM Sotheby’s International represented the seller, and Rex McKown and Marcy Weinstein of Surterre Properties Inc. worked on behalf of the buyer.

Ready for a Refresh

The home at 2008 E. Oceanfront in Newport Beach sits on one of the largest lots on the Balboa Peninsula—more than 0.11 acre. It was built in 1947 and was last on the market in the mid-1970s. This time it sold on May 27 for $10 million, going over its May 4 list price of $9.98 million.

It’s situated directly on the sand, with white water and ocean views, and encompasses 1,828 square feet, four bedrooms and four baths.

The home is ready to be restored to its original luster or rebuilt as a dream home on the sand. Its amenities include a two-car garage and driveway parking for three additional cars.

Sydney Gielow of Coldwell Banker Residential Brokerage represented the seller, and Kimberly Bibb of Villa Real Estate represented the buyer.

Vintage With a Vantage Point

The bayfront home at 941 Via Lido Soud in Newport Beach sits on the eastern tip of Lido Isle on a 6,244-square-foot lot. It sold on May 27 for $8.3 million after being listed in April for $9 million.

It was built in 1972 on plans by architect Rolly Pulaski and interior designer Steve Chase, and maintains its original architectural integrity and character. The 4,787-square-foot, six-bedroom, six-bath home hadn’t been on the market for more than 40 years.

Its views include Newport Harbor’s main turning basin and all of the harbor’s sailing regattas and activity.

The property features 50 feet of waterfront and a private pier and slip that can accommodate a boat of up to 59 feet and a side tie.

Steve High of Villa Real Estate represented the seller, and Jason Roberts of J Properties was the buyer’s agent.

Inland Historical Flair

The 10,568-square-foot, New England Colonial-style estate at 553 South Peralta Hills Drive in Anaheim Hills sold on May 6 for $4.1 million, below its March list price of $4.6 million.

It includes five bedrooms and seven baths on nearly 3.5 landscaped acres that feature two large waterfalls, a playground and a lake with a water wheel and live swans, plus various shade and flowering trees.

Inside, there’s a sunken family room, breakfast bar, wine cellar, and a large party room with a lighted dance floor, in addition to a library with custom wood-paneled walls.

Robert Pfliegier of First Team Real Estate was the seller’s agent, and Richard Estrada of Century 21 Allstars acted as the buyer’s.
