Construction was fairly active in Orange County in the first quarter.
Total office, industrial and retail construction under way was 2.8 million square feet in the quarter. There was more than 467,000 square feet of space completed in the first quarter.
The greater John Wayne Airport area led office construction with 389,237 square feet being built in three buildings.
South County has two buildings under way for a total of 127,050 square feet, while North County has a single building at about 131,000 square feet under construction.
There was 87,873 square feet of office space completed in the first quarter.
Buildings were finished at Birch Bayview Plaza in the airport area and at Foothill Business Park in Lake Forest. There also was a medical office building completed on Barranca Parkway in Irvine.
West County is active with a couple of projects under way.
There are manufacturing and warehouse buildings being built at Astronautics Corporate Center in Huntington Beach where about 218,000 square feet is expected to be finished in the fourth quarter.
In the greater John Wayne Airport area there are research and development buildings nearing completion at Tustin Gateway.
It will add about 267,000 square feet of industrial space.
West County accounts for 38% of the nearly 788,000 square feet of industrial space under construction in OC. The greater John Wayne Airport area makes up about 46% of the total.
South County has three industrial buildings under construction.
Two manufacturing buildings are at Talega Business Park and 9755 Research Drive in the Irvine Spectrum for a total of 119,139 square feet.
North County has a single 10,960-square-foot R & D; building in Brea under way. It’s expected to be completed in the fourth quarter.
Although there’s no office construction under way in Central County, the region has two retail centers totaling 325,000 square feet being built.
The Beach/Warner Plaza, anchored by a Lowe’s warehouse, was completed in the first quarter in Huntington Beach. It added 160,000 square feet of retail space to West County.
Another retail center is at the corner of Vista Hermosa and the San Diego (I-5) Freeway. The Plaza at San Clemente is 600,000 square feet with movie theatres, a bookstore and other shops.
With more than 1.3 million square feet, OC’s retail construction has picked up considerably during the past year. It might push past the 2 million-square-foot mark by the end of the year.
