REAL ESTATE DEALS



SALES

Homer Lee of Femtec Inc. paid $5.6 million to BDFR Realty LLC for a 32,421-square-foot warehouse at 17321 Eastman St. in Irvine. The building sold for $173 per square foot. Femtec plans to occupy the building and lease a portion of it back to BDFR. Kirk Cole of Grubb & Ellis Co. represented the seller. BDFR represented itself.

Mana Inc. paid $2.6 million to Breslin Trust for Pacific Park Executive Plaza, a 9,100-square-foot office building at 16 Journey in Aliso Viejo. The building sold for $281 per square foot. Mana plans to take the second floor of the building and lease out the first floor. Steve Economos, George Economos, Geoff DeWolf and Matt Moore of NAI Capital Inc. represented the seller.

Egasse Properties paid $2.2 million to Plan-Aire Landscape for a 2,968-square-foot retail and residential building at 1290 N. Coast Highway in Laguna Beach. The building, which sold for $758 per square foot, includes three one-bedroom apartments, a studio apartment and retail space on the ground floor. Sheila Green of Prudential California Realty represented the seller. The buyer represented itself.

Ornelas Investment Properties paid $1.6 million to Charles Wolfarth for 1.24 acres at 240 E. 4th St. and 118 E. Electric Ave. in La Habra. The land sold for $1.3 million per acre. The buyer intends to use the land for outdoor storage. Zach Niles of CB Richard Ellis Group Inc. represented both parties.


LEASES

JSN Industries Inc., a maker of plastic squeeze tubes and other products, leased 40,543 square feet of manufacturing and distribution space at 9700 Jeronimo Road in the Irvine Spectrum. Financial terms of the three-year lease weren’t disclosed. Irvine-based JSN plans to move in September. Dave Desper of CB Richard Ellis represented JSN. Sue Lyle of landlord The Irvine Company represented her company.
