REAL ESTATE DEALS

Portofino Cove LP paid $38.6 million to Granite Silver Pines LLC for the 261-unit Silver Pines apartments at 801 N. Loara St. in Anaheim. The apartments sold for $148,000 per unit with a capitalization rate of 4.8%. Joseph Berkson and Alex Mogharebi of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

Spring Lake Anaheim LLC paid $12.9 million to EFI Knott LLC and 729 S. Knott Ave LLC for the 54-unit Spring Lake Apartments at 729 S. Knott Ave. in Anaheim. The apartments sold for $239,000 per unit and are set to be converted to condominiums. Ray Barona of All California Brokerage Inc. represented the buyer. Joe Berkson of Marcus & Millichap represented the seller.

Huntington Beach-based Downtown LLC paid $3.8 million to Huntington Roosevelt LLC for an acre of land at 16811 Roosevelt Lane in Huntington Beach. The buyer plans to build 13 homes on the site as the Roosevelt Town Homes. Jim Read of Sperry Van Ness Commercial Real Estate Advisors represented both parties.

Performance Powder paid $3.2 million to Awhole Kadosh Investments for a 19,208-square-foot industrial building at 2920 E. La Jolla St. in Anaheim. Jack Faris of Voit Commercial Brokerage LP represented the buyer. Bob Schott of McKenna & James Commercial represented the seller.

Edward J. Hoke paid $2.8 million to Glenn Holdings LP of Villa Park for a 15,133-square-foot office complex at 1150 E. Orangethorpe Ave. in Placentia. The complex sold for $188.50 per square foot with a capitalization rate of 6%. J.R. Wildermuth of Associated Commercial Brokers in Anaheim represented the seller. The buyer represented himself.

Roger C. Treichler paid $2.4 million to William S. Gregory for a 19,271-square-foot flex-tech building at 3587 to 3589 Harbor Blvd. in Costa Mesa. The building sold for $124.50 per square foot with a capitalization rate of 6%. Hank Wildermuth and Jamie Aljamie of Associated Commercial Brokers represented the seller.

John Vigoa and Joe Criscione paid $1.8 million to Gabriel and Kathleen Robles for a 7,850-square-foot office building at 2544 W. Woodland Drive in Anaheim. John Vigoa and Joe Criscione represented the buyer. Charles Stos and Tom Abel of CB Richard Ellis Group Inc. represented the seller.

Brown Tsui paid $1.6 million to SB Management for an 11,760-square-foot industrial building at 16722 Parkside in Cerritos. Paul Caputo of Voit Commercial Brokerage represented the buyer. Laird Perkins of CB Richard Ellis represented the seller.

Orange County Properties LLC paid $1.5 million to Robert and Connie Shaw for a 6,640-square-foot industrial building at 1901 E. Carnegie Ave. in Santa Ana. Chuck Iverson of Coldwell Banker represented the buyer. Chris Clark of Voit Commercial Brokerage represented the seller.

Holli Dorr paid $1.4 million to Newport Beach-based Turner Development Corp. for a 6,540-square-foot industrial building at 4887 E. La Palma Ave. in Anaheim. Kathe Morgan of Colliers International represented the buyer. Jack Faris and Brett Lockwood of Voit Commercial Brokerage represented the seller.

Photo Trend leased 900 square feet of retail space at Palm Court Center at 1230 E. Imperial Highway in La Habra. Terms weren’t disclosed. Charles Lee of Western Realty in Buena Park represented Photo Trend. David Morgan and Terry Parker of Rep Commercial represented landlord Bransford Living Trust.
