SALES

Paub Enterprises LLC bought a 19,220-square-foot office building at 8700 Warner Ave. in Fountain Valley from Providential Holdings Inc. for $2 million. Todd LaPlante of Prima Properties represented Paub. Anthony Phan of Pacific Properties represented Providential.

The Hetzner Family Trust bought an 18,800-square-foot industrial building at 42600 Rio Medo in Temacula from Growth Management for $1.2 million. Jim Oliver of Lee & Associates’ Orange office and Gene St. Amand of Coldwell Banker represented both parties.

Gary Germann with Lava Rock Eighty-Six LLC bought the 3,026-square-foot Amerige Heights Town Center in Fullerton from Regency Centers for $1 million. David Minck of California Retail Investments represented Germann. Regency Centers represented itself. Taco Bell signed a contract to lease the space for 20 years.

Watzman Enterprises LP purchased a 21,050-square-foot complex at 1171 to 1173 Armando St. in Anaheim from Edwards Family Trust LP for $1.6 million. Michael Hefner of Voit Commercial Brokerage represented both parties.

Seldon Investments acquired a 30,589-square-foot industrial building at 1435 Pioneer St. in Brea from Brea Butler LLC for $2.4 million. St. Jude Medical Center than leased the building for $1.2 million. Don Paul of Ashwill Associates represented Seldon in both deals. Jim deRegt of Lee & Associates’ Newport Beach office represented Brea Butler. Johnny Eubanks of Lee & Associates’ Orange office represented St. Jude.

Lucent Imaging Products bought a 12,000-square-foot industrial facility at 1405 N. Hancock St. in Anaheim from Cal-Fasteners Inc. for $1.1 million. Randy Coe and Dan Patterson of Colliers Seeley International’s Anaheim office represented both parties.

Erlach Investments bought a 20,650-square-foot industrial building at 15751 Graham Ave. in Huntington Beach from Practical Technology for $1.8 million. Ted Sawyer, Bob Goodmanson and Brad Bierbaum of CB Richard Ellis brokered the deal.

Csaba Csere purchased the 28-unit Savanna Villa apartment complex at 3629 W. Savanna St. in Anahaim from Tom Aliza Trust for $2 million. Bob Sacks of Sperry Van Ness represented both parties.

Kyung-Sun & Sunghee Choi acquired the 70-room Royal Oaks Inn in Oakhurst from Royal Oaks Inn for $3.3 million. David George of National Hotel & Motel Brokers represented Kyung-Sun & Sunghee Choi. Rod Apodaca and Mark Mimms of Sperry Van Ness represented Royal Oaks Inn.

Desert Palm Suites LP bought the 24-room Sir Ru Dimar Motel at 615 W. Katella Ave. in Anaheim from Anaheim Resort Investments for $1.7 milliion. Rod Apodaca of Sperry Van Ness represented Desert Palm Suites. Jason Afshar of Sperry Van Ness represented Anaheim Resort Investments.


LEASES

Giant Skateboard Distribution Inc. leased a 40,000-square-foot building at 11561 Westminster Ave. in Garden Grove from Yen Enterprises Inc. for $1.5 million. Jeff Mitchell of Voit Commercial Brokerage represented Yen.

Kaufman Meeks & Partners leased a 7,880-square-foot building at 20411 Birch St. in Newport Beach from Birch Bayview Plaza LLC for $1.4 million. Grubb & Ellis represented Kaufman Meeks. In addition, Orion Scientific Systems Inc. leased a 10,050-square-foot building at 20411 Birch St. in Newport Beach from Birch Bayview Plaza for $1.4 million. Lee & Associates represented Orion. Gil Marrero of Voit Commercial Brokerage’s Irvine office represented Birch Bayview Plaza in both deals.

Pacific Creative Distributors leased a 37,928-square-foot building at 654 Hariton St. in Orange from The Rinker Family Trust for $1.3 million. Jeff Williams of Voit Commercial Brokerage’s Irvine office represented Pacific Creative Distributors. The trust represented itself

Blue Sky Marketing Inc. & Screen Art Inc. subleased 22,270 square feet at 5382 Industrial Drive in Huntington Beach. The two-year lease was valued at $0.3 million. Ted Sawyer of CB Richard Ellis’ Anaheim office and Barry Walsche of Voit Commercial’s Anaheim office represented Blue Sky Marketing Inc. David Desper of CB Richard Ellis’ Newport Beach office and Brad Bierbaum of CB’s Anaheim office represented the sublessor.

Star Tech Collision Center leased a 19,200-square-foot industrial building at 2920 E. La Jolla St. in Anaheim from Shook-Crucil Partners. The five-year lease was valued at $0.8 million. Walter Frome and Bill Livesay of Trammel Crow Co. represented both parties.

Roundarch leased 10,542 square feet at The Irvine Co.’s University Research Park at 131 Innovation, Suite 100 in Irvine.

Fuji Hunt Photographic Chemicals Inc. leased a 40,909-square-foot industrial space in Norwalk from Sydney Development Corp. for $2.6 million. Cliff Fincher of Lee & Associates’ Orange office represented Fuji Hunt. CB Richard Ellis represented Sydney Development.

Vantage Point Products leased 62,196 square feet in Santa Fe Springs from Crow Holdings for $2.6 million. Elizabeth Hughes of Lee & Associates’ Orange office represented Vantage Point. Tim Howard of Trammel Crow represented Crow Holdings.

SMS Settlement Services renewed its lease for a 21,696-square-foot office building at 1004 Taft Ave. in Orange. The five-year contract was valued at $1.3 million. Larry Agajanian of Cushman & Wakefield represented both parties.

McCollister’s Moving & Storage leased a 60,000-square-foot industrial building in Santa Fe Springs from Best Ave. Centre for $1.1 million. Cliff Fincher of Lee & Associates’ Orange office represented McCollister’s. Fincher, Dave Hunsaker and Chuck Noble of the same office represented Best Ave. Centre.
