Newport Beach-based CT Realty Corp. paid $11 million to Costa Mesa’s Burke Real Estate Group for a 43,381-square-foot office building at 1211 Puerta Del Sol in San Clemente. Ryan Gallagher, Scott Johnstone and Greg Puccinelli of Grubb and Ellis Co. represented both parties.

Youngsong Martin LLC paid $3.1 million to AC Industrial Properties LLC for a 22,500-square-foot industrial building at 6901 Eighth St. in Buena Park. The building sold for $138 per square foot. Chris Migliori of Daum Commercial R.E. Services represented the seller.

Glenair Inc. paid $3 million to Miauw Khin Darmawan for 20,000 square feet of industrial space at 642 S. State College Blvd. in Fullerton. Bob Sattler of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Seth Davenport of Voit Commercial Brokerage LP represented the seller.

McCray Guasti Partnership paid $2.5 million to 1930 Placentia LLC for 12,800 square feet of industrial space at 1930 Placentia in Costa Mesa. The 14-unit industrial park sold for $195 per square foot. Don Yahn and Brett Swartzbaugh of Cushman & Wakefield Inc. represented the buyer. Denny Pender of Nathan Howard Group represented the seller.

Lutheran Social Services paid $785,000 to Greg Erikson for a 2,966-square-foot office building at 2560 N. Santiago Blvd. in Orange. Mark Hintergardt and Phil Fridd of Lee & Associates represented the buyer.

OCB Reprographics leased 9,260 square feet of office space at 9803 Research Drive in Irvine. The five-year lease is valued at $1 million. Jason Hanck of Hanck Commercial represented OCB. Don Yahn and Brett Swartzbaugh of Cushman & Wakefield represented landlord Avant Garde Properties.
