Roxie Real Estate Investments paid $5.6 million to Bardeen Partners for two new office buildings totaling 25,224 square feet at 1120 and 1124 Bristol St. in Costa Mesa. Jon Marchiorlatti, Chris Bates, David Bolt and Cameran Lindee of CB Richard Ellis Inc. represented both parties.

Private investor John Warren paid $3.8 million to Santa Ana-based American Home Health Hospice for a 34,741-square-foot office building at 1950 E. 17th St. in Santa Ana. The building, American Home Health’s headquarters, was bought out of bankruptcy proceedings. Lauren Warren of The Real Estate Group represented the buyer. Donald Keena and Dennis Moore of Sperry Van Ness represented the seller.

LEASES

Omega Chairs leased an 8,292-square-foot industrial building at 9 Goddard in Irvine. Terms weren’t disclosed. David Bolt, Cameran Lindee and Steve Wagner of CB Richard Ellis represented both parties.

Law firm Watt, Tieder, Hoffar & Fitzgerald LLP leased 27,556 square feet of office space at 2040 Main St. at Opus Center Irvine. The firm is expanding from 18,000 square feet at Jamboree Center and plans to move by August. Terms weren’t disclosed. Jeff Manley of Cresa Partners represented Watt, Tieder. Al Masters and Dean Chandler of CB Richard Ellis represented landlord Opus West Corp.
