Sales

A private investor purchased Vail Distribution Center, a 96,000-square-foot center in the city of Commerce. The value of the transaction was $3.5 million. John Walsh of Walsh & Company, Sherman Oaks represented the buyer and Jack Cline of Lee & Associates represented the seller, Pacific Industrial Partners in Newport Beach.

ASAP Paving Inc. purchased a 30,000-square-foot building and contractor’s yard at 8251 Commonwealth in Buena Park. The value of the transaction was $625,000. Chris Magliori of DAUM Commercial Real Estate Services’ Anaheim office represented both the buyer and the seller, R.J. Allen Bobcat Service.

California Customer Motors Inc. purchased a 32,000-square-foot building at 15497 Dupont Avenue in Chino. The value of the transaction was $1.75 million. Chris Magliori of Daum Commercial Real Estate Services’ Anaheim office represented the buyer and Doug Earnhart of Lee & Associates represented the seller, Turner Development.

The Hamilton Company purchased a 164,000-square-foot R & D; industrial facility at 3190 E. Miraloma Ave. in Anaheim. The value of the transaction was not disclosed. Jeff Chiate, Bob Griffith and Rick Ellison of Cushman & Wakefield represented both the buyer and the seller, Fujitsu Business Communications Systems.

Thomas Spooner Trust purchased a 13,300-square-foot industrial building at 1040 East Howell Ave. in Anaheim. The value of the transaction was $1 million. Kevin Smith and Mark Gieger of Spectrum Realty represented the buyer and Chris Magliori of Daum Commercial Real Estate Services’ Anaheim office represented the seller, Rusty Turner.

Leason Pomeroy III purchased Orange Circle, a two-story property at 100-108 S. Glassell St. in Orange. The value of the transaction was $1.2 million. Carlos Lopez of Faris Lee Investments represented the buyer and the seller, Benissi Irrevocable Trust.

Muskoka Development Inc. purchased Tutor Time at 30722 El Portal in Rancho Santa Margarita. The value of the transaction was $2.6 million. Joe Faris, David Lee and Nicholas Coo of Faris Lee Investments represented the buyer and Dennis Vaccaro and Chris Rodriguez of Faris Lee Investments represented the seller, Hedmark of California LLC.

Armour Properties purchased the T.J. Maxx and Aaron Brothers properties at the Aliso Viejo Towne Center at 26781 Aliso Creek Drive in Aliso Viejo. The value of the transaction was $10.3 million. Joe Faris and David Lee of Faris Lee Investments represented the buyer and Dennis Vaccaro and Shaun Riley of Faris Lee Investments represented the seller, M & Z Associates LLC.

AKCC & T and Aries Piscres Inc. purchased Western Country Plaza at 27001 Moulton Parkway in Laguna Hills. The value of the transaction was $5.4 million. David Lee and Chris of Faris Lee Investments represented the buyer and Carlos Lopez, Dennis Vaccaro and David Lee of Faris Lee Investments represented the seller, Burnham USA Equities Inc.

William Hall Family Trust purchased the College Apartments, a 23-unit apartment building on N. College in Santa Ana. The value of the transaction was $1.2 million. Mehran Foroughi of Sperry Van Ness represented the buyer and Larry DeSantis of Sperry Van Ness represented the seller, Edward Raymond.

BDS Marketing purchased a 42,000-square-foot office and warehouse facility at 10 Holland Drive in Irvine. The value of the transaction was not disclosed. Jason Shepard of CB Richard Ellis represented the marketing firm and Jeff Cannon of Cushman & Wakefield and Jim Kovaleski of BT Commercial represented the seller, Oakley.


LEASES

Fullmer Construction leased a 22,500-square-foot building at 650 South Jefferson Ave. in Placentia. The value of the transaction was $800,000. James Christiansen and Sean Ryan of Ashwill & Associates represented the tenant and Chris Magliori of Daum Commercial Real Estate Services’ Anaheim office represented the landlord, Bedecon Investments.

An LA-based family trust purchased a Carl’s Jr. at 100 E. Stetson Ave. in Hemet. The value of the transaction was $640,000. Chris Rodriguez, David Lee and Joe Faris of Faris Lee Investments represented both the tenant and the landlord, Hemet Center Partners.

Gulls Nest Property leased a Blockbuster Video at 4299 Crenshaw Blvd. in Los Angeles. The value of the transaction was $927,000. Dennis Vaccaro and Jeff Conover of Faris Lee Investments represented the tenant and the landlord, W.F. Construction.

Capita Technologies Inc. leased 14,635-square-feet of office space at 1920 Main Plaza in Irvine. Jay Carnahan and John Bendetti of CMG represented the e-commerce development company and Frank Campbell represented the landlord, Equity Office. Terms of the deal were not disclosed.

Sound Advantage leased 22,462 square feet of office space at 5 Park Plaza in Jamboree Court in Irvine. The value of the transaction was $3.5 million. Jack McNutt of Grubb & Ellis’ Newport Beach office represented the voice activation software publisher and Mike Santley represented the landlord, The Irvine Company.
