SALES

The Damavandi Trust paid Pacific Realty Associates $5.9 million for a 45,700-square-foot parcel at Country Club Center at 19651 Yorba Linda Blvd. in Yorba Linda. Dennis Vaccaro of Faris Lee Investments represented both parties.

Newport Beach-based Professional Real Estate Services Inc. paid $2.3 million to LAEROC 1995 Income Fund LP for a 25,904-square-foot office building at 202 Fashion Lane in Tustin. The building is 85% full. George Economos and Steve Economos of NAI Capital Commercial Real Estate represented the buyer. Alan Levy and David Meir of ReMax Commercial Real Estate represented the seller.

California Faucets Inc. paid $2.1 million to Superior Forge Inc. for a 25,636-square-foot industrial building at 5271 Argosy Ave. in Huntington Beach. Brad Bierbaum, Bob Goodmanson, Brian DeRevere and Ian Britton of CB Richard Ellis Inc. represented both parties.

Family trust EM Bee Management paid $2.1 million to Lakeview Center Partners for an 8,000-square-foot retail center at 18501 Yorba Linda Blvd. in Yorba Linda. Paul Kott of Paul Kott Realtors Inc. represented the buyer. Richard J. Walter and Nicholas Coo of Faris Lee Investments represented the seller.

Danewenco LLC paid $1.3 million to Jefferson Lin for a 12,645-square-foot industrial building at 880 Columbia St. in Brea. The company is moving its headquarters from Santa Ana. Gwen Hu of Presidential Real Estate represented Danewenco. Shawn Kelter and Karl Heim of Grubb & Ellis Co. represented the seller.

Ronald and Maria Turenne paid $1 million to Superior Forge Inc. for an 11,244-square-foot industrial building at 5322 Oceanus in Huntington Beach. David Cox and Chris Rim of Ashwill & Associates Inc. represented the buyers. Brad Bierbaum of CB Richard Ellis represented Superior Forge.

LEASES

Los Angeles-based law firm Buchalter Nemer Fields & Younger leased 20,456-square-feet of office space at Irvine Center Towers at 18400 Von Karman Ave. in Irvine. The firm is relocating its Orange County office from Newport Beach. The 10-year deal is valued at more than $5 million. Kevin Bender, Eric Duncanson and Mark Sprague of CB Richard Ellis represented the tenant. Landlords Transwestern Commercial Services and Cigna Corp. were represented by Transwestern’s Greg May and David Girty.

Insight Investments renewed its lease for 9,955 square feet of office space and expanded by 6,072 square feet at 600 City Parkway West in Orange. Terms weren’t disclosed. John Fabiano of Lee & Associates Commercial Real Estate Services Inc. represented the tenant. Landlord Equity Office Properties Trust was represented by Jim Harper.

Wachovia Securities renewed its lease for 9,178 square feet and expanded by 2,786 square feet at 2400 E. Katella Ave. in Anaheim. Terms weren’t disclosed. Reynolds McCabe of Travers Realty represented Wachovia. Landlord Equity Office Properties Trust was represented by Jim Harper.

Citizens Business Bank renewed its lease for 9,161 square feet at Brea Park Centre in Brea. Terms weren’t disclosed. Mark McAdams of Cushman & Wakefield Inc. represented the tenant. Landlord Equity Office Properties Trust was represented by Brad Simpkins.

Capital City Mortgage Inc. leased 3,890 square feet of office space at 15 Corporate Park in Irvine. Terms weren’t disclosed. Geoffrey DeWolf and Steve Economos of NAI represented landlord Adams Streeter. Steve Eberle of The Eberle Co. represented Capital City.

SBA Network Services leased 3,410 square feet of office space at 150 Paularino in Costa Mesa. Terms were not disclosed. Robert Brandt and Brian Childs of NAI represented SBA Network and landlord Paularino Plaza Associates.

Nextel Communications Inc. leased 2,000 square feet of retail space at 17880 Newhope St. in Fountain Valley. Terms weren’t disclosed. Jon Radus of Colliers Seeley International Inc. represented Nextel. Barclay S. Hardy of CB Richard Ellis represented landlord M & J; FV Investment LLC.

Nationwide Business Capital leased 1,633 square feet of office space at 1290 N. Hancock St. in Anaheim. The three-year deal is valued at $82,303. Tom Abel and Charles Stos of CB Richard Ellis represented the tenant.
