An unnamed buyer paid $6.9 million to Chambers Road LLC for the 30,000-square-foot Irvine Ranch Executive Suites at 2512 and 2522 Chambers Road in Tustin. The suites are part of two double-storied office buildings on 1.7 acres of land. Sean Ahern of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Geoffrey DeWolf, Steve Economos and George Economos of NAI Capital Real Estate Services represented the seller.
Kalili Azarian LLC paid $4.1 million to Lawrence and Lisa Smith for the 27,187-square-foot industrial building at 17422 Murphy Ave. in Irvine. Jeff Mitchell of Voit Commercial Brokerage LP represented the buyer. Scott Read and Wade Tift of Grubb & Ellis Co. represented the sellers.
The Rule Group Associates LLC paid $4 million to S-Squared LLC for a 13,316-square-foot office building at 3620 Birch St. in Newport Beach. Greg Marshall and Chris Deason of Voit Commercial Brokerage represented both parties.
Digital Quality 3 Inc. paid $3.6 million to Gary Quick Trust for the 34,886-square-foot research and development building at 1690 Scenic Ave. in Costa Mesa. Jim Miranda of Coldwell Banker represented the buyer. Pete Beauchamp of Voit Commercial Brokerage represented the seller.
Carl Warren & Co. paid $3.1 million to VMA-SF Properties LLC for a 15,665-square-foot flex-tech building at 770 S. Placentia Ave. in Placentia. Jeff Von Stein and Randy Parker of Travers Realty represented the buyer. Louis Tomaselli, Mitch Zehner and Mike Boomer of Voit Commercial Brokerage represented the seller.
Continental Republic Properties LLC paid $2.6 million to Partnership 2001 for a 20,860-square-foot office building at 2001 E. 4th St. in Santa Ana. Ira Morsh of Keller Williams Realty represented the buyer. Alan Pekarcik, Dan Vittone and Rob Mitchell of Voit Commercial Brokerage and Chris Latta of Lee & Associates represented the seller.
Denis Jiro Yoshii and Anthony J. Huang paid $2.4 million to Newport Medical Plaza, an investment group, for the 6,000-square-foot office building at 26750 Towne Centre Drive in Foothill Ranch. The building is one of four built at the Foothill Ranch Medical Plaza. Tony Gleason of Voit Commercial Brokerage represented the buyers. Jim Landis of NAI Capital represented the seller.
An unnamed buyer paid $1.9 million to an undisclosed seller for less than an acre of land at 9474 Warner Ave. in Fountain Valley. The buyer plans to develop a retail strip center on the property. Scott Tiano, Bob Peterson and Geoff Tranchina of Sperry Van Ness represented both parties.

DHL, part of Germany’s Deutsche Post AG, leased 57,722 square feet of office space at 15776 Laguna Canyon Road in Irvine. DHL plans to occupy the first floor of the building. First American Real Estate Solutions LP, part of Santa Ana-based First American Corp., leased 47,000 square feet of space in the Savi Tech Center at 22705 to 22745 Savi Ranch Parkway in Yorba Linda. The seven-year lease is valued at more than $6.2 million. Jack McNutt of Grubb & Ellis represented the tenant. Andy Batcheller, Steve Batcheller and Ben Seybold of CB Richard Ellis Group Inc. represented landlord Arden Realty Inc.
PWS Inc. of Los Angeles leased 2,150 square feet of office space in Harbor Plaza at 16331 Harbor Blvd. in Fountain Valley. The value of the 10-year lease wasn’t disclosed. PWS plans to open a laundry mat at the end of 2005. The tenant PWS represented itself. REP Commercial Inc. represented the landlord UNT ATIA Co. of Santa Ana.
