The Charles Wang Trust of Rolling Hills paid $9 million to Foothills-Pacific Gateway of Newport Beach for a 41,000-square-foot building housing an L.A. Fitness health club at 29400 Portola Parkway in Lake Forest. John Glassmoyer of CB Richard Ellis Services Inc. represented the seller. Vince Kagawin of Pinnacle Real Estate Services represented the buyer.

Davis Partners LLC paid $6.25 million to PJ’s LLC for a two-story, 58,209-square-foot office building at 10101 Slater Ave. in Fountain Valley. Rob Mitchell of Voit Commercial Brokerage represented both parties.

14 Orchard Partners LLC paid $3.6 million to Bake Orchard Partners LLC for a 21,336-square-foot office building at 14 Orchard Road in Lake Forest’s AJ West Ranch. John Griffin, Trent Walker and Louis Tomaselli of Voit Commercial Brokerage represented both parties.

Doug Chaffe paid $3.3 million to Essex Property Trust Inc. for a 21-unit apartment complex at 201 W. Wilshire Ave. in Fullerton. Grant Hahn of Morgan-Skenderian Investment Real Estate Group represented both parties.

Lincoln Pacific Plaza paid $3 million to The Fields Trust for a 38,200-square-foot office and retail building at 3440-3490 East Orangethorpe Ave. in Anaheim. Michael Lawrence and Joey Escoboza of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

LEASES

Cabinent maker Reborn Cabinets leased 40,000 square feet in a concrete tilt-up building at 2981 E. La Palma Ave. in Anaheim for production and a design center. The five-year lease is valued at $1.1 million.

The company is moving from 15,000 square feet at 2981 Whitestar Ave. in Anaheim. Rick Ellison and Jeff Chiate of Cushman & Wakefield Inc. represented Reborn Cabinets. Brian Corrigan of Voit Commercial Brokerage represented landlord Leo Ward Trust.

Online mortgage company Home Loan Center Inc. leased 26,500-square-feet of added office space at 18191 Von Karman Ave. in Irvine for three years, brining its total square footage to 40,000.

First American Title, part of Santa Ana-based First American Corp., leased 24,907-square-feet of warehouse space at 3231 S. Standard Ave. in Santa Ana for 15 years in a deal valued at $3.2 million. The building now is occupied by owner AMG, an auto repair shop. First American is set to use the space for storage in coming months. Wade Tift, Scott Read and Jack McNutt of Grubb & Ellis represented both parties.

Tustin-based Bethel Plastics Inc. leased 23,800 square feet of industrial space at 935 E. Ball Road in Anaheim. Terms weren’t disclosed. Bethel plans to move to Anaheim this month. Mike Finley and Troy Williams of Grubb & Ellis Co. represented landlord Marble Express Inc., which takes up half of the 47,000-square-foot building. Craig Fitterer of Lee & Associates Commercial Real Estate Services Inc. represented Bethel.
