The Motorola Building in the Irvine Spectrum, vacated in 1999 when semiconductor markets were down, has been put on the market for $28 million.
The 210,000-square-foot building at 1 Banting was built in 1991 by Western Digital, which later sold it to Motorola. The 12.25-acre site has been improved by its owner but has been unoccupied since last January.
“It’s not too much of a stretch to assume that somebody taking the building will be an electronics manufacturer or in the biomedical field,” said Stan Mullin of Grubb & Ellis, who is marketing the building.
Besides a recovery in the semiconductor markets, his optimism is based on the fact that the building comes with Class A clean-room space used to make highly sensitive electronics devices.
It also includes more than 43,000 square feet of office space, room for labs and specially designed rooms built to accommodate high-end computer applications.
With a prime Spectrum location and an interior already built to accommodate dedicated technology functions, the property is considered a good bet to be one of the hotter industrial listings in the county in the new year.n
