Koll Gets Denver-Area Office Project Under Way

Koll Development Co. and joint venture partner Land Securities Investors have started development of a 69,978-square-foot office facility within Jefferson Corporate Center, an 85-acre mixed-use project in Colorado.

Completion of the property is expected in the summer.

Taking advantage of the flourishing Southwest region of Metro Denver, the Koll and LSI partnership has signed High Speed Access Corp. for the entire building. HSA, a provider of high-speed Internet access via cable modems, will use the facility as its corporate headquarters, consolidating its corporate offices, which employ approximately 250 people.

“As high-tech and service industry companies increasingly seek viable alternatives to Denver’s central business district, the I-25 corridor and the congested Denver Tech Center office parks, we expect to see a continued demand for space at Jefferson Corporate Center,” said Carter Ewing, regional partner and vice president of Koll’s Colorado division.

Koll’s development of the three-story building will feature sandstone, brick and natural textures and colors native to the area. MOA Architectural Partners is the project’s architect. Weitz is the general contractor.

In addition to the Jefferson Corporate Center project, Koll’s Denver office is developing four other projects. Those are:

n Koll Centennial Center, a 10-building, 280,000-square-foot speculative industrial complex in Arapahoe County.

n Koll Peoria Center, a 592,400-square-foot mixed-use project on 60 acres in the Northeast Airport-Montebello Industrial submarket of Denver.

n A 17-acre neighborhood retail center,also being done with LSI,in Jefferson County.

n The 1 million-square-foot mixed-use Flatiron Marketplace in Broomfield, featuring retail, restaurant, entertainment, hotel and office components.

Established in 1962, Koll Development has a portfolio comprising more than 70 million square feet of office facilities, industrial parks and retail and entertainment centers throughout the United States, Mexico and Asia.

The firm’s development activity includes approximately 70 commercial projects totaling more than 18 million square feet and some $1.4 billion in construction costs.
