A downsizing of Hitachi’s operations in Orange County resulted in a Dallas-based trade-show company, The Freeman Cos., signing a 10-year lease deal in Anaheim for 330,000 square feet of industrial space.
Before that deal, Hitachi sold the 20.5-acre site to The Jackson Shaw Co. for nearly $11 million. Jackson Shaw then signed The Freeman Cos. to a long-term lease estimated by sources to be valued at around $20 million.
The new owner plans to give the facility, at 901 E. South St., a major face lift.
Hitachi had been using the site as a distribution facility for televisions and electronic components, according to Jeff Chiate of Cushman & Wakefield in Irvine who helped to broker the deal.
Hitachi Transport System Ltd. is consolidating operations and moving about 200 jobs to existing facilities in Torrance and San Diego, said Louis Tomaselli of Voit Commercial’s Anaheim office, who helped broker the deal for Hitachi, along with Mitch Zehner.
“The decision to relocate the workers made sense for Hitachi, since it’s closer to their distribution hubs in LA and Mexico,” said Tomaselli. “They also needed newer, state-of-the-art facilities.”
The Freeman Cos., which started in 1929, operates in 25 cities across the United States and Canada. Its new Anaheim facility will be home to five subsidiaries, each catering to the trade show and special events market.
