Shea Homes, part of Walnut-based J.F. Shea Co., has started on Glenwood at Aliso Viejo, a housing development around a golf course at Glenwood Drive and Aliso Creek Road. ClubCorp, a Dallas-based developer of golf courses and private clubs, and Emerald Development Group, a San Diego-based developer, are leading the project. Some 502 homes are planned on 80 acres at Glenwood next to ClubCorp-owned Aliso Viejo Golf Club. The Harbor Station at Glenwood section calls for 184 Spanish-style townhomes ranging from 833 to 1,533 square feet. Pasadera at Glenwood is set for 149 standalone homes ranging from 2,300 to 2,600 square feet. The remaining homes in Birch River at Glenwood should range from 3,936 to 4,028 square feet. The City Council is reviewing plans submitted by ClubCorp for an aquatic center with three pools, a full-service conference and events center and a redesigned 32,000-square-foot clubhouse with a restaurant, lounge and tournament facilities. Just west of the Aliso Viejo Golf Club is another Shea Homes project. Ventana Ridge is a gated community on 2 acres. Twelve detached homes are planned, each ranging from 3,000 square feet to 4,000 square feet.






Kia Motors America Inc.’s headquarters along the Santa Ana (I-5) Freeway is nearly done. Employees of the U.S. arm of the South Korean automaker plan to move to the campus in early January. Irvine-based Snyder Langston worked on the 22-acre site in the Jamboree Business Center. The glass and steel building features a 10,000-square-foot lobby with 45-foot ceilings and a glass gate, a nod to traditional Korean architecture. A 36,000-square-foot reflecting pool, an employee cafe and a fitness center also are part of the project. Kia’s total investment: 70 million. Kia now leases 153,000

square feet of space in Irvine, where it’s operated since 1996.

Irvine-based developer Brandywine Homes has submitted a proposal to Stanton and Anaheim to remake Beach Boulevard theme park Adventure City into housing and stores. Plans call for the demolition of Adventure City and store Hobby City now on the 13.5-acre site. More than 200 homes are envisioned, including several two- and three-story townhomes as well as stand-alone houses. Some townhomes with office space also are planned. The expected median price of the homes is around $500,000. More than 8,000 square feet of specialty shops,including coffeehouses, salons and bookstores,also are in the plans. The Ansdell family owns the property. The total cost for the redevelopment of Adventure City is about $90 million. The builder hopes to break ground by the end of next year.

The city has selected San Diego’s JMI Realty to work with the city on planning for a proposed 35-acre transportation center redevelopment. The redevelopment, near Fullerton’s downtown, could include a mix of shops and homes, more parking and possibly a hotel and train museum. JMI Realty plans to work with Houston-based developer Morgan Group, which already has developed apartments downtown. Los Angeles-based Johnson Fain has been selected as the architect.

A 24-Hour Fitness exercise center is set to replace a shuttered Osh Hardware store at the Promenade Commercial Center at 27921 La Paz Road, according to planners with the city. The project involves the renovation of the 53,000-square-foot building. It would be the 31st 24-Hour Fitness in OC. The Laguna Niguel gym is dubbed an “Andre Agassi Super Store,” with a pool, spa, pro shop, kid’s area and juice bar. 24-Hour Fitness plans to open next summer.
