
Word of a prospective buyer for the $37 million Villa del Lago estate has surfaced in the week since Newport Beach-based Hom Real Estate Group took over the listing.
Hom agents Robert Giem and Michelle Queyrel are handling the sale of the 18,000-square-foot home with a private lake, tennis court and horse stable on 12.5 acres in Newport Coast.
The estate is subject to bankruptcy proceedings but the price hasn’t changed.
“We definitely, at this time, have one very interested party,” Giem said.
Local real estate agent John McMonigle had the listing for Villa del Lago and served as managing director of developer One Pelican Hill Road North LP until shortly before it filed for bankruptcy earlier this year. McMonigle also has filed for personal bankruptcy.
McMonigle recently signed on as an agent for Beverly Hills-based Teles Properties Inc.
Any sale of Villa del Lago remains subject to bankruptcy court approval.
There still is some work to be done on the landscaping and interior fixtures at the estate, Giem said.

June and July saw about 20 closings on homes priced at $4 million and higher in Orange County, according to Redfin.com, a Seattle-based brokerage.
Most of the sales took place in Newport Beach, with a smattering in Laguna Beach, Laguna Niguel, Irvine and Dana Point. The majority were listed for eight months or less.
