ING Clarion Partners paid $40 million to Invesco Realty Advisors for the 406,261-square-foot Fullerton Distribution Center at 458-486 E. Lambert Road in Fullerton. The center sold for $98.50 per square foot. The facility was full at the time of sale. Stephen Batcheller, Darla Longo, Barbara Emmons and Paul Jones of CB Richard Ellis Group Inc. represented both parties.

AMG Realty paid $11.8 million to Davenport Partners for a 40,115-square-foot office building at 180 Newport Center Drive in Newport Beach. The building sold for $294 per square foot. The land is held with a ground lease for $25,000 per year until 2013. Ryan Smith and Timothy Brosnan of Buchanan Street Partners represented both parties.

Le Westminster Investments LLC paid $6.5 million to Westminster Commercial Center LP for a 45,479-square-foot retail warehouse at 7122-7140 Westminster Blvd. in Westminster. Peter Pham of PacificMark Real Estate represented the buyer. The seller represented itself.

AyZar Development paid $3.5 million to 1506 Brookhollow LLC for a 19,372-square-foot office building at 1506 Brookhollow Drive in Santa Ana. The building sold for $183 per square foot. The single-story office building was constructed in 1979. Cyrus Neek of Pacific Real Estate and Lending represented the buyer. Louis Tomaselli, Mitch Zehner and Mike Boomer of Voit Commercial Brokerage LP represented the seller.

Hunter-Julian Properties LLC paid $2.3 million to the Sharon C. Morrison Trust for an 11,950-square-foot industrial building at 3 Wrigley Ave. in Irvine. The building sold for $195 per square foot. The buyer will occupy the building. Dave Kluver and Nick Carey of Grubb & Ellis Co. represented the buyer. Wade Tift, Thomas West and Byron Foss of Grubb & Ellis represented the seller.

De Pue Living Trust paid $2.1 million to MJC Warehouse LLC for a 10,960-square-foot industrial building at 921 Mariner St. in Brea. The building sold for $192.50 per square foot. The buyer is set to occupy the building. Anthony Naticchioni of ANS Commercial Real Estate represented the buyer. Peter Sowa and Randy Ellison of Cushman & Wakefield Inc. represented the seller.

Diamond Case Designs, a custom home theater furniture designer, paid $2 million to Guthrie Development Co. for a 7,898-square-foot industrial building at 655 N. Shepard St. in the Freeway Crossroads Business Park in Anaheim. Diamond Case Designs will use the building as a large showroom for its products. Scott Seal of Daum Commercial Real Estate Services represented the buyer. Zachary Niles, Ben Seybold, Sean Ward and Ken Barry of CB Richard Ellis represented the seller.

Prime Fabrication, a maker of stainless steel yacht hardware, paid $1.7 million to Calle Perfecto Partners GP for a 5,585-square-foot industrial building at 33081 Calle Perfecto in San Juan Capistrano. The building, known as building “B,” sold for $310 per square foot. Marc Ozimec of Voit Commercial Brokerage represented both parties.

A private investor paid $1.7 million to Valji Fatima for a 5,213-square-foot office building at 23191 La Cadena Drive in Laguna Hills. John Przybyla of Marcus and Millichap Real Estate Investment Brokerage Co. represented both parties.

Pembroke Pines, Fla.-based New Century Health paid $928,896 to Plante’s Hotel Renovation, a hotel renovation company, for a 4,583-square-foot industrial condominium at 480 Apollo St. in Brea. Seth Davenport of Voit Commercial Brokerage represented the buyer. Scott Seal of Daum Commercial Real Estate Services represented the seller.

Fig. Pacific, which provides a cosmetic procedure known as LipoDissolve, leased 7,015 square feet of space at 1202 Bristol St. in Costa Mesa. The five-year deal is valued at $1.4 million. Ross Bourne of CB Richard Ellis represented Fig. Pacific. Jon Marchiorlatti of CB Richard Ellis represented landlord TAJ Faith Properties.
