The residence at 33 Tide Watch in Newport Coast offers more than luxury living, says listing agent Lisa Ohanesian-Gambill with Coldwell Banker Previews International.
The estate is designed to reflect feng shui, the 3,500-year-old Chinese practice defined as positioning furniture, objects, art, buildings and even graves in particular arrangements. It’s believed properly done feng shui harmonizes human existence with the surrounding environment.
The feng shui aspect of the home increased its appeal to buyers, Ohanesian-Gambill said. It sold on Nov. 8 for $7.5 million, nearly reaching its $7.6 million July asking price.
The 6,800-square-foot home, designed by Robert Hidey Architects, has five bedrooms and 6 ½ baths. It sits on half an acre and features Walker Zenger stone, Wolf appliances, hardwood flooring, a wine cellar with a cigar humidifier, a whole-house audio-visual system, security system and central vacuum.
Marcus-Kiwi Gualter of First Team Estates represented the buyer, who currently lives outside of the country.

The lot is ready for the buyers to build the home of the couple’s dreams.

Remodel Enhances Historic Home
The 1927 home at 1216 Oceanfront in Newport Beach is an example of the Cape Cod-style homes that dotted the Newport boardwalk 90 years ago. It’s fully renovated and modernized but retains its classic styling.
The 3,500-square-foot home has four bedrooms and 3 ½ baths. It sold on Nov. 8 for $5 million, under its $5.5 million October asking price.
It has a combination den/office, a gourmet kitchen, family room, living room, wine cellar, and dining area. Nearly every room affords ocean views, and the private patio has a spa and fireplace.
Tim Smith of Coldwell Banker Previews International represented the seller, and Braden Beauchamp of HÔM Sotheby’s International Realty represented the buyer.
Boardwalk, Private Dock
One of the most attractive features of the home at 1108 W. Bay in Newport Beach is the private dock that’s just steps from its large patio.
The 2,884-square-foot home sits on a 3,920-square-foot lot. It was listed in September for $4.7 million and sold on Nov. 15 for $4.6 million.
The home, which is on the Newport Beach boardwalk, is close to the shops, restaurants and recreational activities Newport Beach is known for.
It has four bedrooms and four baths, a gourmet kitchen with top-of-the-line appliances, multiple fireplaces and a built-in sound system. The dark hardwood floors create a contrast with the custom built-in white cabinetry found throughout the house. The home’s floor-to-ceiling sliding glass doors lead to a large patio with direct beach access.
Steve Roose of Luxury Real Estate Inc. represented the seller, and Brad Gentry of BHHS California Properties represented the buyer.
High Style, High Tech
The 4,182-square-foot traditional home at 47 Overlook Drive in Newport Coast combines high style with high tech. The home’s styling echoes a Renaissance-era Tuscan villa, but its interior is the epitome of modern convenience.
Inside, there’s a full-house speaker system, a fully outfitted media/theater room, state-of-the-art security system, carbon monoxide detectors, fire sprinklers and a security system.
The three-bedroom, 3 ½-bath home sold on Nov. 8 for $4.3 million, off its September asking price of $4.6 million.
