A home at 31831 Paseo Cielo sold on Feb. 20 for $5.6 million, the highest price per square foot in San Juan Capistrano and the nearby city of Laguna Niguel and community Coto de Caza since 2010.
The July asking price was $6.2 million.
The Craftsman-style home, which is nearly 6,680 square feet, is nestled on more than an acre of park-like grounds complete with fruit trees, raised garden beds, and a variety of flowers. The price per square foot worked out to about $839.
There’s also a 900-square-foot guesthouse, along with a saltwater pool and built-in trampoline.
Inside, there is a private office; five bedrooms and five baths; and a chef’s kitchen with four ovens, a Wolf range, and a stainless-steel island.

The single-story estate sold on Feb. 25 for $7.6 million, off its August asking price of $8 million.
It’s situated on a .43-acre lot, with manicured grounds featuring garden-lined walkways, fountains, and a complete outdoor living area.
The home’s views stretch from Catalina Island and Salt Creek Beach to the Ritz-Carlton and the Strand at Headlands.

The home sold on Feb. 18 for $9.4 million, down from its October listing price of $11 million.
Its manicured grounds are threaded with footpaths, and a private gate provides direct access to the beach path.
The ocean views are unobstructed and stretch from the shoreline cliffs of Dana
Point to the silhouette of the Palos Verdes Peninsula.
The home, located in the 24-hour guard-gated Ritz Cove, has four bedrooms and 4 ½ baths and sits on a 10,800-square-foot lot.

Inside, ceiling-height sliding glass doors provide a view of the Balboa Pavilion.
