Dallas Firm Expands Multifamily in OC

Stream Realty Partners, a Dallas-based firm that is one of the biggest real estate commercial brokers in the Midwest, is expanding its operations in Orange County by adding to its Investment Sales Brokerage practice to target Southern California’s multifamily market.

The commercial real estate advisory firm, which has $8.8 billion in annual transactions from office, industrial, retail, healthcare, land and data center properties, announced Pat Swanson would lead Stream’s apartment-focused practice from the company’s Irvine office. Swanson’s ­official title is managing director of multifamily.

Swanson, who has more than two decades of experience in investment sales and multifamily transactions, will work directly under Marty Pupil, who is based out of Stream’s Irvine office as its executive managing director and Southern California partner. Pupil and Swanson previously worked together at Colliers.

“This is an opportunity to grow out the platform,” Swanson told the Business Journal, adding he plans to leverage his experience in the multifamily space to increase Stream’s presence in Southern California and reach more clients.

The new multifamily director for Stream continued that the Dallas-based real estate company would start off in Orange County but eventually grow into neighboring markets in Los Angeles and the Inland Empire.

Pupil said the Los Angeles-Orange County-Inland Empire market is home to more than 65,000 multifamily buildings.

He continued that Swanson’s hire was more about the right person being available at the right time than about market conditions.

“There’s a tremendous amount of potential,” Pupil told the Business Journal about Swanson’s opportunity to grow Stream’s multifamily practice.

Swanson joined Stream after serving as executive vice president at The Swanson Apartment Team of Colliers International and a senior advisor at Sperry Van Ness. He earned his undergraduate degree from the University of Southern California in 2000.

Also joining the multifamily team in Irvine are Briana Cornell as senior marketing manager, Michael Bouras as senior associate, Aidan Jang as analyst and two support staff.

“Stream Realty Partners continues to look for ways to grow our business and enhance the service we provide to the commercial real estate industry,” Pupil said in a statement. “Pat’s leadership and extensive market knowledge will be instrumental as we expand our brand and presence across the Los Angeles basin and beyond.”

Stream, launched in 1996, grew into a national commercial real estate firm specializing in leasing, investments and development services. Among the specific services it offers include tenant and landlord representation, property management, investment management and sales, strategic marketing and research. More than 1,400 people work for Stream.

Stream also has offices in Atlanta, Austin, Charlotte, Chicago, Denver, Houston, Miami, Nashville, Phoenix, San Antonio and Washington, D.C., among other cities.
