Coastal Homes Get Close to List Prices in Recent Deals

A number of sales in Orange County’s coastal communities over the past 90 days nearly met the homes’ actual list prices, according to Realtor.com and Redfin data.

The data demonstrate the recent health of the luxury home market.

Homes in Newport Coast, Laguna Beach, and other luxury markets sold for as much as 98% of list price during the period between March 1 and the end of May.

Turtle Rock—zip code 92603—had a median sold price that represented 97.3% of the list price; Newport Coast homes—zip code 92657—hit 95.8% of list price; Laguna Beach—zip code 92651—came in at 95.4%. And in 92625, Corona del Mar homes reached 97.4% of list price.

Recent home sales highlights include:

Perfectly Private

The 8,238-square-foot, Tuscan-style home at 70 Golden Eagle in Irvine is on a 0.96-acre view lot in guard-gated Shady Canyon.

It sold on May 26 for $7.3 million, reaching 94.8% of its September list price of $7.7 million.

Seven bedrooms and eight baths are among its rooms, which also include a home office, gourmet kitchen, family-entertainment room and formal living room.

The landscaped grounds include a barbecue area, extensive natural stones, several outdoor seating areas, fountains, a sports court with a grandstand, and a putting green.

Clara Chen of Berkshire Hathaway HomeServices represented the seller in the transaction, and Michelle Chien of Allstar Brokers Network worked on behalf of the buyer.

Coastline Craftsman

The 4,885-square-foot custom California Craftsman at 19 Seabreeze Terrace, completed in April 2014, is nestled on a 0.36-acre stretch of white-sand beach in the Strand at Headlands community in Dana Point, near the Ritz Carlton, St. Regis Monarch Beach, and Dana Point Harbor.

It closed on May 22 for $5.7 million, or 91.2% of its $6.25 million November asking price.

The four-bedroom, five-bath home features ocean and coastline views to Palos Verdes. The home, true to its Craftsman roots, has hardwood floors throughout, custom built-ins, and large windows, as well as ceiling beams in some rooms. It also has a finished 590-square-foot air conditioned attic with operable oversized windows.

The home’s interior courtyard features a spa, swimming pool and fireplace.

Jeff Golden of White Sand Realty Inc. represented the buyer and seller.

Designer Dream

The four-bedroom, five-bath home at 36 Lagunita Drive in Laguna Beach was designed by Laguna Beach-based architect Morris Skendarian and built by Mark Macrae of Macrae Construction, also in Laguna Beach. It has ocean views, with Catalina Island in the distance.

The home sold on May 22 for $5 million, 91% of its February list price of $5.5 million.

The 3,050-square-foot home offers a chef’s kitchen with top-of-the-line appliances and granite countertops; a great room with an adjacent ocean-view deck; custom built-ins throughout; and floor-to-ceiling windows.

The home is on a 6,098-square-foot landscaped lot that includes an outdoor fireplace, outdoor barbeque, and three separate seating areas.

Shauna Covington of Berkshire Hathaway HomeServices worked on behalf of the seller, and Craig Ayres of Teles Properties represented the buyer.

Consummate California Lifestyle

The home at 2000 Kewamee Drive in Corona del Mar’s Irvine Terrace community—with a stone fireplace, an outdoor area that includes a large pool and spa, and a pavilion with a chef’s kitchen—is designed to make the most of the California lifestyle.

Mature landscaping in the park-like setting brings a sense of absolute privacy.

The home sold on May 22 for $4.75 million, reaching 97.4% of its April list price of $4.88 million.

Cantilevered interior doors allow the outdoor and indoor spaces to flow together. It has approximately 4,525 square feet of living space on a more than 0.31-acre lot. The one-story home includes five bedrooms and five baths, smart-home Control 4 automation, and a walk-in wine cellar.

The gourmet kitchen opens to the great room, and formal dining and living rooms with an adjacent sun room open to the backyard.
