Apartment Tower, Hotel Coming to Downtown Santa Ana

An ambitious mixed-used development that’s been in the planning stages for years is on the cusp of becoming reality, as Caribou Industries’ long-awaited 3rd and Broadway Promenade project is slated to break ground soon.

Mike Harrah, president of Caribou Industries, said construction is expected to begin by the second quarter. The 3rd and Broadway Promenade development could be completed within the next 24 to 28 months, he said.

The project’s general contractors are Swinerton Inc. and Caribou Industries. Gensler joined the development as its architect of record.

“3rd and Broadway Promenade is going to transform a dilapidated city parking garage into a vibrant, world-class high-rise apartment and hotel development, serving all walks of life while also supporting its community and the city of Santa Ana,” Harrah told the Business Journal in an email.

Harrah confirmed financing is in place and permits for the development have been secured. A major pension trust, which Harrah declined to identify, is funding the project.

Construction is expected to begin as soon as pending paperwork with Southern California Edison is completed.

3rd and Broadaway, once completed, would bring a 15-floor and 171-unit apartment tower online, with a neighboring 10-floor and 75-room hotel. Other features of the mixed-use project include 13,000 square feet of retail and restaurant spaces, designated areas for outdoor events and live music and public parking for 200 vehicles.

Harrah said a few operators are vying to put its branding on the hotel development.
“The boutique three-star hotel will feature not only 75 modern and stylish rooms but also a restaurant, a rooftop bar and conference facilities for up to 200 people. It is going to be the premier central outdoor event center for the downtown Santa Ana community,” Harrah said.

“Of course, we have several operators extremely interested in the hotel, but we are still waiting to select the ideal partner. It is still early in the project to have a flag sign on at this time.”

A major focus of 3rd and Broadway: attracting tenants who are working professionals at Santa Ana’s Civic Center area. Downtown Santa Ana is home to multiple county administration buildings and a federal courthouse.

Developing Around Mass Transit

The light at the end of the tunnel for 3rd and Broadway is starting to become visible. But the future of One Broadway Plaza, the 37-floor high-rise residential tower, is still up in the air.

Harrah proposed the tower, originally planned as office space, more than a decade ago.
Both 3rd and Broadway Promenade and One Broadway Plaza are being built as part of Orange County’s Civic Center Master Plan Transit-Oriented Development.

Harrah said he’s aiming to start work on the 700,000-square-foot high-rise, which would bring 486 apartment units online, before the end of this year.

On-site amenities at the proposed tower include a grocery store and Olympic-sized pool.
Beyond downtown Santa Ana, Caribou Industries is also working on 625 North Grand, an office-residential redevelopment at the 114-year-old former headquarters of the Orange County Register in Santa Ana.

Harrah’s company also restored the former Santa Ana Masonic Temple as a performing arts center, converted the old Orange County Bank of America building into the OC Performing Arts Pavilion and built the Orange County School of the Arts.

“Santa Ana is already one of the top three walkable cities in the nation, and per Forbes, previously the fourth safest city per capita in the U.S. for a city of its size,” Harrah said.
“3rd and Broadway is only going to enhance this reputation, offering residents, visitors and working professionals unparalleled access to high-quality businesses and nightlife. This project is going to boost the vibrancy of the entire area as never seen before in Orange County.”
