Trumark’s Flexible Investment in Brea

You can get a custom home in Orange County for under $1 million.

That’s what Trumark Homes, a subsidiary of Danville-based developer Trumark Cos., is selling through its new TruFlex program, debuting next year at West Village, its Brea townhome project that recently began construction.

The concept allows homebuyers to customize their home at the 15-acre mixed-use Central Park Village development, from the number of bedrooms, to the placement of the kitchen, to the colors and materials used throughout the unit.

“There’s truly nothing else like this in the industry today,” said Carola Cherief, vice president of sales and marketing for the homebuilder, which operates out of Newport Beach.

Final Piece

The Brea development includes 62 three-story attached townhomes and 20 stacked flats at a 5-acre site on the corner of West Central Avenue and Site Drive, the former home of the Brea Community Hospital, which was demolished in 2006.

Each of the three-story units, ranging from 2,246 square feet to 2,280 square feet, is customizable, with 24 possible layout combinations between each floor.

Prices start in the mid-$700,000s.

“From a construction standpoint, TruFlex also greatly increases efficiency and flexibility in the building process,” said Richard Douglass, Trumark’s Southern California division president, adding that the process allows builders “to easily customize and make late-stage adjustments to the homes.”

Infrastructure and construction began at the site last month, with model homes expected to wrap by the end of February for the project’s grand opening.

Sales are expected to launch this month for the first phase, to deliver by next spring.

The homes will be across from a privately owned community park and a newly built four-story medical office building that along with apartments from Irvine-based Western National Group are also part of the Central Park Village development, whose entire cost is estimated at around $100 million.

Trumark’s component, slated to wrap by mid-2021, is the final piece to the master-planned community.

Flexible Design

Not unlike a new office build, Trumark’s construction team will develop the shell of the home first, allowing for an approximately two-month time frame after construction begins for the buyer to create their floor plan.

TruFlex may also give the developer some flexibility with marketing and selling the units.

“Typically, you need to know the layout of the home before you begin construction, but this allows us a more flexible time frame with finding buyers,” said Cherief.

The total project cost is estimated at $22 million.
