CM-Legion GP sold a storefront retail/office building to Wild Orchid Investments LLC for $2.5 million, or $156 per square foot.

The 15,742-square-foot property is at 313 N. Birch St. in Santa Ana.

The selling group of the historical building had dissolved, according to CoStar Group Inc. Wild Orchid plans to redevelop the property to include creative-office space.

Eric Smith of Voit Real Estate Services represented the buyer. The seller was represented by Joseph Lising of Marcus & Millichap, Lars Platt and Ian Lopez of Cushman & Wakefield, and Blake Garrett of The Reef Group.
