The 9,067-square-foot property is at 530 Porter Way in Placentia.

The buyer, an operator of an electronics import and export business, plans to occupy more than 50% of the space and lease back the rest to the seller, according to CoStar Group Inc.

Brian Park of Penta Pacific Properties represented the buyer, and Daniel Kruse of Lee & Associates Commercial Real Estate Services represented the seller.
