VR Irvine Pad LLC sold a retail property in Irvine to Wesco Properties Inc. for $13.7 million, or about $1,088 per square foot.

The 12,580-square-foot property is at 4020 and 4030 Barranca Parkway.

It consists of two single-tenant freestanding restaurant buildings occupied by Mimi’s Cafe and Islands Fine Burgers & Drinks, which are nearing the end of their lease terms, according to Faris Lee Investments.

Jeff Conover of Faris Lee Investments represented the seller, and Tony Dorn of Beitler Commercial Realty Services represented the buyer.
