Tridiamond LLC paid $6.8 million to La Palma Medical Arts Center LLC for the 57,000-square-foot La Palma Professional Center at 7872 Walker St. in La Palma. Anne Yip and Andy Deng of TLC Realty represented the buyer. Mark Brunner of Cushman & Wakefield Inc. represented the seller.
The Royce Co. paid $6 million to Newport Beach-based Newport Federal for a 65,053-square-foot office building at 12966 Euclid St. in Garden Grove. Robert Mitchell, Alan Pekarcik and Dan Vittone of Voit Commercial Brokerage represented both parties.
Tom Brooks paid $3.5 million to Uniweb Partners for a 43,000-square-foot industrial building at 337 W. Freedom Ave. in Orange. David Williams of Lee & Associates Commercial Real Estate Services Inc. represented Brooks. Jeff Chiate and Rick Ellison of Cushman & Wakefield represented Uniweb Partners.
Westpac Investment paid $2.5 million to Hospitality Marketing Services for a 13,142-square-foot office building at 15751 Rockfield Blvd. in the Irvine Spectrum. Lane and Trent Walker of Voit Commercial Brokerage represented the seller. Westpac represented itself.
E & A; Properties paid $2.3 million to Voit Development Co. for a 26,975-square-foot industrial building at 950 Beacon in Brea. Voit was represented by Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage. Both companies are part of Woodland Hills-based Voit Cos. Bob Sattler of Lee & Associates represented the buyer.
LEASES
G.J. Sullivan Co. leased 18,097 square feet of office space at 625 The City Drive in Orange. Terms weren’t disclosed. The Los Angeles-based insurance firm is set to move from Anaheim in January. Lori Smith and David Giglio of Grubb & Ellis Co. represented landlord Arden Realty Inc. Brian Doner of GVA Daum represented G.J. Sullivan.
Grant Thornton LLP leased 17,050 square feet of office space at 18400 Von Karman Ave. in Irvine Center Towers for 10 years in a deal valued at $5.5 million. The Chicago-based accounting firm plans to move from 18300 Von Karman Ave. next door on Jan. 1. Mark McAdams, David Dowd and Mitchell Barnett of Cushman & Wakefield represented Grant Thorton. Greg May and David Girty of Transwestern Commercial Services represented landlords Cigna Corp. and Transwestern Investment Services.
