D & H; Arbours Investment Corp. paid $3.3 million to Saunders Property Group and Morena Vista LP for a 14,096-square-foot office building at 29829 Santa Margarita Parkway in Rancho Santa Margarita. The building sold for $237 per square foot. D & H; plans to occupy the building. Adam Wicker of Lee & Associates Commercial Real Estate Services Inc. represented both parties.
Santa Ana-based Sebco Industries Inc., a maker of low-voltage transformers for the lighting industry, paid $3.1 million to Sun Group for a 20,000-square-foot industrial building at 12781 Pala Drive in Garden Grove. Gary Stache, Pat Scruggs and Bob Goodmanson of CB Richard Ellis Group Inc. represented both parties.
J & J; Realty LLC paid $2.8 million to Sooner Allied Holdings LLC for an 8,992-square-foot flex condominium at 200 to 210 Goddard in Irvine. The building sold for $315 per square foot. Jeff Carr of CB Richard Ellis represented the buyer. James Cunningham and Joe Woodka of Grubb & Ellis Co. represented the seller.
New Heitman Holdings Inc. of Anaheim paid $2.5 million to Randy and Donna Raus for a 9,368-square-foot industrial condo at 30 Rancho Circle in Lake Forest. The building sold for $272 per square foot. The Rauses leased back the space from New Heitman. Mark Jerue, Ryan Swanson and Craig Fitterer of Lee & Associates represented both parties.
2000 E. Chapman Ave. LLC paid $2.4 million to VMA SF Properties, an affiliate of Murrel Co., for an 8,916-square-foot office building at 740 S. Placentia Ave. in Placentia. The building sold for $265 per square foot. The building was vacant at the time of the sale. Known as the Placentia Corporate Center, the building was put up in 2005. Mitch Zehner, Mike Boomer and Louis Tomaselli of Voit Commercial Brokerage LP represented the seller.
RJMC LLC paid $1.9 million to Eran Engineering Inc. for a 12,191-square-foot industrial building at 1021 N. Fuller St. in Santa Ana. The building sold for $155 per square foot. The warehouse was built in 2003 on half an acre. Marshall Wilkinson of Patton-Wilkinson Properties represented the buyer. Jeff Williams of Voit Commercial Brokerage represented the seller.
N.C. Forged paid $1.4 million to North Anaheim Associates LLC for a 7,692-square-foot industrial building at 1235 Patt St. in Anaheim. Ted Rommel and Brad Gilmer of Lee & Associates represented both parties.
Irvine-based Datalabs Inc., which makes software for clinical drug trials and is part of Britain’s ClinPhone Ltd., leased 22,000 square feet of office space and expanded its Irvine headquarters by nearly 12,000 square feet at 101 Academy in Irvine’s University Research Park. The five-year extension and expansion is valued at $2.2 million. Datalabs got its start working for Merck & Co. ClinPhone, which provides telephone and Internet services to drug makers doing trials, bought Datalabs in October in a deal that could be worth $69 million if performance targets are met. Clear World Communications Corp., a long distance provider, leased 15,000 square feet of space at 3501 Harbor Blvd. in Santa Ana. The four-year deal is valued at $1.1 million. Alex Hayden of Cushman & Wakefield Inc. represented Clear World, which is based in Santa Ana. Nick Spatafore of CB Richard Ellis represented landlord John Saunders Trust.
Lumexis Corp., a developer of in-flight entertainment systems, leased 6,000 square feet of office space at 3184-D Airway Ave. in Costa Mesa. The two and a half-year lease is valued at $300,000. Ross Bourne of CB Richard Ellis represented Lumexis. Wade Tift of Grubb & Ellis represented landlord Ross and Laurie Stoutenborough.
