Matteson Cos. paid $46 million to Pacific Property Co. for the 245-unit Waterstone at the Grove apartment complex at 9155 Central Ave. in Garden Grove. The apartments sold for $188,163 each. The buyer and seller represented themselves.
Colco Prospect LP paid $11.5 million to Slater Office Building LLC for a 58,629-square-foot office building at 10101 Slater Ave. in Fountain Valley. Allen Buchanan of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Pat Scruggs of CB Richard Ellis Group Inc. represented the seller.
Newport Beach-based Bixby Land Co. paid $10 million to Enterprise Partnership GP for a 61,622-square-foot industrial building at 26776 Simpatica Circle in Lake Forest. The building sold for $162.50 per square foot. Michael Lawrence of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.
Calvary Church of Placentia paid $5.2 million to Ronald Smith for a 35,727-square-foot industrial building at 2950 E. Imperial Highway in Brea. Ed Cox and Ron Arnold of Century 21 Commercial Superstars represented the buyer. Dan Kruse of Lee & Associates represented the seller.
Canon Heritage LP paid $3.8 million to Kae Kiemeyer Trust for a 2,203-square-foot retail building at 354 N. Coast Highway in Laguna Beach. The building sold for $1,725 per square foot. Inge Bunn of Coldwell Banker NRT represented the buyer. Mary Lou Mathewson of Coldwell Banker NRT represented the seller.
YB Properties paid $3.6 million to BKM Development LLC of Costa Mesa for a 21,230-square-foot industrial building at 1261 N. Patt St. in Anaheim. The buyer plans to occupy the site. Timothy and Concetta Ryan paid $2.9 million to Michael LaDue for the Anaheim Professional Building, a 12,500-square-foot office building at 1100 N. Tustin Ave. in Anaheim Hills. The Ryans represented themselves. Tom Grant of Lee & Associates represented the seller.
Balboa Instruments Inc., a maker of controls for hot tubs and other products, renewed its lease for a 120,800-square-foot research and development building at 1382 Bell Ave. in Tustin. The seven-year renewal is valued at $8.9 million. John Rothwell of GVA Daum represented Balboa Instruments. Michael Hartel of Colliers International represented landlord C2H2 Ltd.
AER Technologies Inc., which services auto stereos under warranty, leased 37,486 square feet of industrial space at 556 Vanguard Way in Brea. The three-year deal is valued at $695,000.
