Ramesh and Sheela Patel paid $3.3 million to the Wheeler Family Trust for a 14,875-square-foot building at 1032 W. Taft Ave. in Orange. Jeff Sutherlin and David Cox of Cox Commercial represented the seller. Sachu Desai of Century 21 Real Estate LLC represented the buyer.

Access Lighting Corp. leased a 68,865-square-foot industrial building at 1200 Valencia Ave. in Tustin. The 87-month lease is valued at $4.3 million. Mike Hartel, Kevin Turner, John Griffen and Jeff Mitchell of Voit Commercial Brokerage represented both the tenant and the landlord, CWV Commercial Properties.
