SALES

Yin Lung Cheng paid $2.1 million to William John Walker for a 9,105-square-foot industrial building at 903 Mariner St. in Brea. Seth Davenport and Mike Boomer of Voit Commercial Brokerage LP represented the buyer. Sean Ward and Daren Kim of CB Richard Ellis Group Inc. represented the seller.

Randall F. Koenig and Gary L. Jacobsen paid $1.7 million to Bacchus Commercial LLC for a 4,950-square-foot office building at 16300 Bake Parkway in Irvine. Ken Gould and Tim Arguello of Lee & Associates Commercial Real Estate Services Inc. represented the buyers.

Sunny Investments LLC and CGI Properties LLC paid $1.6 million to Joseph Quaranta for a 5,940-square-foot retail center at 624 to 636 W. Orangewood Ave. in Anaheim. Ken Gould and Chris Lamm of Lee & Associates represented the seller.

Hovic and Rima Perian paid $1.2 million to the Poling Family LP for an 11,300-square-foot industrial building at 302 Oak St. in Brea. Seth Davenport of Voit Commercial Brokerage represented the buyer. Bob Schott of McKenna & James Inc. represented the seller.

Talal LLC paid $1.2 million to North Anaheim Associates LLC for a 6,677-square-foot industrial building at 1275 Patt St. in Anaheim. Tom O’Laughlin and Brad Gilmer of Lee & Associates represented both parties.

Jay Zaveri paid $590,000 to Stoney Brook LLC for an 11,499-square-foot parcel of land with a 400-square-foot office building at 1237 S. Brookhurst St. in Anaheim. Jim Hawkins of Lee & Associates represented the seller. Aleem Bilwani of Realty Plus Inc. represented the buyer.


LEASES

Precept Group renewed its lease of 31,720 square feet at 130 Theory Drive in Irvine. The five-year lease is valued at $5 million. Bruce Schuman, Jeffrey Von Stein and Royce Sharf of Studley Inc. represented the tenant. Gary Gerson of landlord The Irvine Company represented his company.

WorldPac Inc. leased 27,200 square feet of industrial space at 3123 Alpine St. in Santa Ana. Financial terms weren’t disclosed for the five-year lease. Tom West of Grubb & Ellis Co. and Dave Desper of CB Richard Ellis represented landlord MacArthur Santa Ana Corporate Center LLC. Peter Sowa of Cushman & Wakefield Inc. represented the tenant.

First Health Group Corp. renewed its five-year lease of 8,319 square feet at 2100 to 2200 W. Orangewood Ave. in Orange. The lease is valued at $1.1 million. Jonathan Larsen and J.D. DeRosa of Transwestern Commercial Services represented First Health Group. Trey Trask represented landlord PS Business Parks LP.

Business Group International Inc. leased 2,038 square feet of retail space at 802 Avenida Talega in San Clemente. Financial terms weren’t disclosed for the 10-year lease. Eric Lambiase of Grubb & Ellis represented the tenant. Lee & Associates represented landlord Hoprock San Clemente LLC.

Executive Real Estate Group Inc. leased 1,327 square feet of office space in the Citizens Business Bank at 2000 E. Fourth St. in Santa Ana. The two-year lease is valued at $58,918. Tommy Bang and Roger Niez of Sperry Van Ness represented the landlord. Tommy Bang also represented the tenant.

American Financing Solutions Inc. leased 1,049 square feet of office space at the Seaview Plaza at 20422 Beach Blvd. in Huntington Beach. The 12-month lease is valued at $17,623. Tommy Bang of Sperry Van Ness represented landlord Investors Trust Realty Group Inc. and Seaview Plaza Inc.
