Carlsbad Village Faire LLC sold a 91,688-square-foot office and retail property in Carlsbad to GDA Real Estate, a Greenwood, Colo.-based investment company, for $12.7 million. Kevin Shannon of Grubb & Ellis’ South Bay office and Jeff Hanson and Gregg Herbert of Grubb & Ellis’ Newport Beach office represented both parties.
Voit Cal Portfolio Partners I LLC sold a 140,000-square-foot industrial distribution building at 7366 Orangewood Ave. in Garden Grove for $10 million to Goldrich & Kest Industries, a property management and real estate development company. Louis Tomaselli and Mitch Zehner of Voit’s Anaheim Metro office represented both parties.
Ashby Enerprises purchased a 49,703-square-foot industrial building at 32951 to 32967 Calle Perfecto in San Juan Capistrano from Capistrano Real Estate Partners for $4.4 million. Ashwill Associates represented the buyer. Rob Socci, Louis Tomaselli and Mitch Zehner of Voit’s Anaheim Metro office represented Capistrano Real Estate.
HMWC CPAs acquired a 20,389-square-foot office building at 17501 E. 17th St. in Tustin from Personal Benefit Insurance for $2.4 million. Chris Latta, Chuck Noble and David Hunsaker of Lee & Associates-Orange Inc. represented HMWC. Bart Bean of Lee & Associates-Irvine Inc. represented Personal Benefit.
Eric Hanke of Laguna Beach paid $1.9 million to Bill Buchanan for a 33,494-square-foot industrial property in Long Beach. Bob Sacks and Charlie Kennedy of Sperry Van Ness represented Hanke. Bob Sacks, Charlie Kennedy and Mike Austin of Sperry Van Ness represented the seller.
B & K; Precision bought a 16,789-square-foot industrial building at 22820 Savi Ranch Rd. in Yorba Linda for $1.8 million. Frank Mejia of Lee & Associates-Orange Inc. and ZeZe Baset of Tarbell-Yorba Linda represented the buyer. Louis Tomaselli and Mitch Zehner of Voit’s Anaheim Metro office represented the undisclosed seller.
JPL Compressor acquired a 20,900-square-foot industrial building at 17832 Gothard St. in Huntington Beach from JML Enterprises for $1.8 million. Corporate Real Estate Advisors represented JPL. In addition, PCX Inc. paid $1.2 million to JML Enterprises for a 12,245-square-foot industrial building at 17912 Gothard St. in Huntington Beach. Bill Thomas of Com-mercial Properties represented JML for both transactions.
Image One Impact, which manufactures and installs signs and banners, paid $1.5 million to Prologis Trust for a 16,713-square-foot industrial building at 29962 Avenida de las Banderas in Rancho Santa Margarita. Mark Jerue and Dean Krieger of Lee & Associates-Irvine Spectrum office represented both parties.
Roman and Jadwiga Okiennica paid $1.4 million to P.G. Barot Family Corp. of Huntington Beach for the 17-room Beach Comfort Inn motel at 118 Eleventh St. in Huntington Beach. Rod Apodaca, Robert Sacks and Charlie Kennedy of Sperry Van Ness represented the buyers. Carl McGroggan of Amber Hotel Group represented P.G. Barot.
Torrington Circle Ltd. of Anaheim Hills sold the eight-unit Torrington Circle Apartments at 10522 to 10532 Torrington Circle in Westminster to Peter W. Evans of Huntington Beach for $1 million. Steven Brombal of Hendricks & Partners’ Newport Beach office represented both parties.

BTB Events Inc. leased 34,700 square feet at 10950 Virginia Circle in Fountain Valley from Valley Business Park. The three-year pact was valued at $675,000. David Desper of CB Richard Ellis’ Newport Beach office represented BTB. Tim Arguello and Jim Snyder of Lee & Associates’ Newport Beach office represented Valley Business.
Allied Wheel leased an 83,140-square-foot industrial building at 12300 Edison in Garden Grove from Bixby Land. The five-year pact was valued at $2.1 million. Scott Smith and Bob Goodmanson of CB Richard Ellis brokered the transaction.
Stuft Pizza & Brewing Co. leased a 4,439-square-foot retail space at 19461 Main St., suite 101, in Huntington Beach, from SeaCliff Village LLC. Jim Gotses of Pacific West Asset Management Corp. represented Stuft Pizza. Jim Duke, Blake Woodward, Carol Schillne and Shannon North of CB Richard Ellis’ Anaheim office represented the landlord.
M & M; Financial leased a 1,438-square-foot retail space in Chino Hills from Chino Hills Marketplace. Salar S. Baban DDS leased a 2,250-square-foot retail space at 1573 S. Harbor Blvd. in Fullerton from Anaton Associates. The five-year pact was valued at $267,000. Jim Duke, Carol Schillne and Shannon North of CB Richard Ellis’ Anaheim office represented the landlords for both transactions.
