REAL ESTATE DEALS

Denver-based Archstone-Smith Trust paid $99 million to William Lyon’s Lyon Capital Management for the 400-unit RiverBend apartment complex at 25550 River Bend Drive in Yorba Linda. The apartments, which sold for $247,500 each, are about 95% full. Curtis Gardner of Arroyo & Coates brokered the deal.

Osama Elshenawi paid $1 million to James Hoffman for a 5,400-square-foot shopping center at 6021 Orange Ave. in Cypress. Ron Duong and Michael Woolbright of Marcus & Millichap Investment Brokerage Co. represented both parties.

An undisclosed buyer paid $1 million to an undisclosed seller for a seven-unit apartment complex at 920 N. Philadelphia St. in Anaheim. Greg Bassirpou of Marcus & Millichap represented the seller.

DF Institute, part of Washington Post Co.’s Kaplan Inc., leased 10,573 square feet of office space at 25341 Commercentre Drive in Lake Forest. The value of the five-year lease wasn’t disclosed. Todd Anderson and John Gallivan of Cushman & Wakefield Inc. represented DF Institute. Dave Bueche of Sperry Van Ness represented landlord Ventura Properties/Lake Forest.

Bio-Medical Applications, part of Germany’s Fresenius Medical Care AG & Co. KGAA, leased 7,900 square feet at 26341 Via Linda in Pointe Plaza in Mission Viejo. The 10-year deal is valued at $2.8 million. Scott Kenny and Garret Ellis of CB Richard Ellis Group Inc. represented Bio-Medical. Dave Bueche and Greg Zimmerman of Sperry Van Ness represented landlord Park Pointe LLC.

Women’s Diagnostics Inc., a medical laboratory, leased a 6,800-square-foot medical office building at 149 W. Lambert Road in Brea. The five-year deal is valued at $665,000. Greg Jones of Jones Real Estate represented Women’s Diagnostics and landlord Kumjian Trust.

Mainstay Inc. leased 6,059 square feet at 17671 Cowan Blvd. in the MacArthur Corporate Center in Irvine. The three-year lease is valued at $425,000. Brian Garbutt of Lee & Associates Commercial Real Estate Services Inc. represented landlord Granite Trust. Dylan Gormly of CB Richard Ellis represented the tenant.

William Le leased 3,298 square feet of industrial space at 12600 Westminster Ave. in Garden Grove. The three-year deal is valued at $98,000. Dave Bueche and Roger Niez of Sperry Van Ness represented the tenant and landlord Garden Grove Business Park.

Advanced Acupuncture and Physiotherapy leased 3,200 square feet in Prospect Plaza at 3340 Chapman Ave. in Orange. The 10-year lease was valued at $943,000. Michael Hargett of Re/Max represented the tenant. Dave Bueche, Charlie Boukather, Roger Niez and Patrick Baker of Sperry Van Ness represented landlord Salma, Jason, Monica Ltd.

Bartram Holdings Inc. leased 1,200 square feet in Newport Retail Center at 4678 Campus Drive in Newport Beach. The company plans to open a Roly Poly Sandwich & Wraps eatery, the first in Orange County for the East Coast franchise. The five-year lease is valued at $280,000. Dave Bueche and Roger Niez of Sperry Van Ness represented Bartram and landlord Chien Sun.
