Southlands Church International paid $6.9 million to Calvary Church of Placentia for a 35,727-square-foot industrial building at 2950 E. Imperial Highway in Brea. The property, built in 1978, sold for $193 per square foot. Sam Sant of Re/Max Commercial Brokerage represented the buyer. Ed Cox of First Team Real Estate represented the seller. The seller obtained a conditional-use permit to convert the building into a religious facility prior to the sale. The buyer intends to permanently use the building as a church.
An undisclosed buyer paid $5.7 million to an undisclosed local developer for the 23,250-square-foot Bristol Center at 3001-3002 S. Bristol St. in Santa Ana. Paul Bitoni of Marcus & Millichap Real Estate Investment Services Inc. in Newport Beach represented both parties. The center includes an IHOP restaurant and two retail buildings on 2.5 acres of land. Other tenants are Tina’s Beauty Supply, a dry cleaner, flower shop and Mexican food restaurant. The shopping center received multiple offers, finally selling for $246 per square foot. The buildings were constructed in 1972.
John and Diana Roehling paid $2.5 million to Thomas and Rhea Frost for a 24,000-square-foot industrial building at 1005 E. Orangethorpe Ave. in Anaheim. The building sits on 1.5 acres and sold for $106 per square foot. John Maresca of Bryan Industrial Properties represented both parties. The buyer previously leased the property for three years from the seller and will continue to occupy the building. The warehouse was constructed in 1965.
An undisclosed buyer paid $2.1 million to an undisclosed seller for the 10,136-square-foot Logan Apartments in Fullerton at 3902 W. Valencia Drive. Jon Mitchell and Tyler Leeson of Marcus & Millichap Real Estate Investment Services Inc. in Newport Beach represented both parties. The apartments sold for $195,000 per unit. The property consisted of 11 units with two bedrooms and two bathrooms each. The seller entertained multiple offers and sold the apartments within three weeks of their listing.
An undisclosed buyer paid $2.1 million to the Smith Family Trust for a 6,798-square-foot office building at 24682 Del Pardo in Dana Point. The three-story office building sold for $308 per square foot. Dee Sampson of Muller Commercial Real Estate represented the seller. Dennis Grimes of Re/Max Commercial Brokerage represented the buyer.
An undisclosed buyer paid $1 million to an undisclosed seller for an 8,400-square-foot, 12-unit apartment building at 240 E. Graham Ave. in Lake Elsinore. Greg Bassirpou and James Forootan of Marcus & Millichap Real Estate Investment Services Inc. in Newport Beach represented the buyer. Bassirpou also represented the seller. The building sold for $125 per square foot. Each apartment is about 700 square feet and has one bedroom and one bathroom. The apartments were built in 1982.
