Arroyo Crossroads Center LLC paid $7.7 million to Sanderson J. Ray-Santa Margarita Partners for 30092 and 30102 Santa Margarita Parkway in Rancho Santa Margarita, a 32,428-square-foot retail center. David Lee, Dennis Vaccaro and Patrick Kent of Faris Lee Investments represented both parties.
A group of private investors paid $3.25 million to NNN Pacific Corporate Park 1 LLC and NNN Pacific Corporate Park VF LLC for 25341 Commercentre Drive in Lake Forest (photo). The 20,737-square-foot, three-story building is in Pacific Corporate Park, a six-building office complex. Mike Austin with Sperry Van Ness represented the buyers. Michael Lawrence with Marcus & Millichap Real Estate Investment Brokerage Co. represented the sellers.
Thibodo Partnership 98 LLC paid $2.5 million to Carnegie Construction for a 12,300-square-foot industrial building at 32821 Calle Perfecto in San Juan Capistrano. The building is leased to Supply Line Building Materials, which has two years remaining. John Sullivan, Larry Strickland and Shane Strickland of Lee & Associates Commercial Real Estate Services represented both parties.
Iger Investments LLC paid $2.5 million to DS-Max U.S.A. Inc. for a 25,185-square-foot industrial building at 15 Chrysler in the Irvine Spectrum. Business products dealer West Coast Business Supply Inc. plans to relocate its headquarters from Santa Ana to the building. Steve Jehorek and Bryce Aberg of Lee & Associates represented the buyer. Jeff Cannon of Zuvich Cannon & Associates represented the seller.
Fireplace and barbecue maker Peterson Enterprises paid $2.2 million to Burke Via de Anza LP for a 17,256-square-foot industrial building at 26401 Via de Anza in San Juan Capistrano’s Capistrano Business Park. John Sullivan, Guy LaFerrara and Mike Baker of Lee & Associates represented the seller. Joe Miller and Rob Socci of Voit Commercial Brokerage represented the buyer.
High-end shirt distributor Tactician paid $2 million to Voit Development Co. a 22,329-square-foot industrial building at 970 Challenger in Brea. Marc Digennaro of Lee & Associates represented Catalpa Group LLC, which does business as Tactician. Mitch Zehner and Louis Tomaselli of Voit Commercial Brokerage represented Voit Development.
SRC Holding LP paid $1.9 million to Wray Realty Advisors of Newport Beach for a 9,610-square-foot office building at 26020 Acero in Mission Viejo. The building is 48% leased. Jeff Cannon of Zuvich Cannon & Associates represented SRC Holding. Richard Wray of Wray Realty represented his company.
Jack Crouse of Redondo Beach paid $1.3 million to Loara Street Partners of Anaheim for the 16-unit Diamond Court Apartments at 1591-1597 W. Ball Road in Anaheim. Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Group represented both parties.

Data collection company Group SMS USA subleased 36,610 square feet of office space at the Avco Building at 17770 Cartwright Road in Irvine (photo) for more than seven years in a deal valued at $5.8 million.

Auto parts maker American Remanufacturers Inc. leased 25,000 square feet of warehouse space at 516 East Santa Ana St. in Anaheim. Terms weren’t disclosed. Dan Bradley of Resource Commercial Real Estate Inc. represented American Remanufacturers. Rick Ellison and Jeff Chiate of Cushman & Wakefield Inc. represented landlord The Voit Cos.
Saddleback Materials Co. leased an 8,000-square-foot industrial building at 20712 Indian Ocean Drive in Lake Forest for 10 years in a deal valued at $1.4 million. The company plans to consolidate two other Orange County operations in Lake Forest. Ken Kovaleski and Ted Rommell of Lee & Associates represented Saddleback and landlord George Nassios.
