An unnamed offshore buyer paid $15 million to Jim Hardy of Laguna Beach for the 65-unit The Cottages apartments at 1361 El Camino Real in Tustin. The buyer plans to redevelop the site into 110 to 120 condominiums. Joe Leon of Hendricks & Partners Inc. represented both parties.
Irvine-based Bascom Group LLC paid $9.2 million to Monarch of the West for a 117-unit apartment building at 274 S. La Fayette Park Place in Los Angeles. Larry Cannizarro of Beitler Commercial Realty Services represented both parties.
Commercial Ventures paid $3.3 million to an undisclosed seller for a 19,044-square-foot office building at 2900 Bristol St. in Costa Mesa’s The Waters at Creekside. Jeff Hanson and Ryan Gallagher of Grubb & Ellis Co. represented both parties.
Portico La Habra LP paid $3.1 million to the Shen Living Trust for a 21-unit apartment building at 240 to 248 S. Monte Vista St. in La Habra. Jay Skenderian and Grant Hahn of Morgan Skenderian Investment Real Estate Group represented both the buyer and the seller.
Duff Edwards Watrous paid $2.9 million to Birtcher Anderson Properties for an 18,562-square-foot office building at 1504 Brookhollow Drive in Santa Ana. Jim Vames, Rob Socci, Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage LP represented both parties.
Arnold Simonian paid $2.5 million to The John D. Lusk Trust for an 18,000-square-foot office building at 16592 Hale Ave. in Irvine. John Suggs of Grubb & Ellis represented the buyer. Phil Cohen and Ted Snell of CB Richard Ellis Group Inc. represented the seller.
Brookhollow Office Park Association paid $2.4 million to Birtcher Anderson Properties for a 19,634-square-foot office building at 1506 Brookhollow Drive in Santa Ana. Rob Socci, Louis Tomaselli and Mitch Zehner of Voit represented both parties.
Spectrum Dental Laboratories paid $1.8 million to Birtcher Anderson Properties for an 11,361-square-foot office building at 1524 Brookhollow Drive in Santa Ana. John Collins of Voit represented the buyer. Rob Socci, Louis Tomaselli and Mitch Zehner, also of Voit, represented the seller.
Mary Munday paid $1 million to He Jung Barbee for a 5,600-square-foot building at 1517 S. Greenville in Santa Ana. Eileen Schuler of Schuler Commercial Real Estate and Gary Poelstra of Poelstra Properties represented both parties.
Montez Sports LLC paid $900,000 to Cristi Cristich, founder of aerospace electronics maker Cristek Interconnects Inc., for a 6,351-square-foot industrial building at 1363 Lewis St. in Anaheim. In August, Cristich sold Cristek’s headquarters building to the Swenson Family Partnership for $1.3 million. Joe Miller and Rob Socci of Voit represented the buyer in the latest sale. Bryan Miller and David Williams of Lee & Associates Commercial Real Estate Services Inc. represented the seller.
Burnham USA Equities Inc. paid an undisclosed sum to Mission Viejo Campus Plaza Partners for the 58,000-square-foot Campus Plaza shopping center at 28311 to 28391 Marguerite Parkway in Mission Viejo. Burnham represented itself. Steve O’Hara of O’Hara Financial Services represented the seller.
Renaissance Doors & Windows leased 74,698 square feet of industrial space at 2425 W. Commonwealth Ave. in Fullerton. The 10-year deal is valued at $3.8 million. Rob Johnston of Johnston Pacific Commercial Real Estate Inc. represented the tenant. Brian Corrigan and Rob Socci of Voit represented the landlord Pacific West Management.
K. Hovnanian Cos., a homebuilder that’s part of New Jersey’s Hovnanian Enterprises Inc., leased 32,349 square feet of office space at 2525 Campus Drive in Irvine. The eight-year deal is valued at $4.3 million. Phil Cohen of CB Richard Ellis represented K. Hovnanian. John Griffin of Voit represented landlord Irvine Technology Partners.
Bridport Inflatables Inc., a maker of blowup emergency gear for aircraft, leased 24,000 square feet of industrial space at 1820 N. Lemon St. in Anaheim. The company is relocating from La Mirada. The amount of the three-year deal wasn’t disclosed. Peter Sowa of Cushman & Wakefield Inc. represented the tenant. John Maresca of landlord Bryan Industrial Properties Inc. represented his company.
