SALES

KHS & S; Contractors paid $8.4 million to an undisclosed trust for a 36,000-square-foot building at 5109 E. La Palma Ave. in Anaheim. The building sold for $233 per square foot and is occupied by the buyer and another tenant. Geoffrey DeWolf and Steve Economos of NAI Capital Inc. represented the seller. Samuel Chu of CB Richard Ellis Group Inc. represented KHS & S.;

Two undisclosed doctors with Ravikumar Medical Corp. paid $4.4 million to an undisclosed family trust for a 26,726-square-foot medical office building at 3356 W. Ball Road in Anaheim. The buyers plan to occupy part of the building, which sold for $166 per square foot. Raj Dewan, Patrick Ballas and John Burke of Marcus & Millichap Real Estate Investment Services Inc. represented both parties.

Gabriele Macaroni Co. paid $4.1 million to an undisclosed seller for a 5,500-square-foot Denny’s restaurant building at 26712 Portola Parkway in Foothill Ranch. The building sold for $759 per square foot and a capitalization rate of 5.75%. John Selznick of Pacific Commercial Investments Inc. represented the seller. Michael Millea of Marcus & Millichap represented the buyer.

William Tooley of Tooley Investment Co. paid $2.6 million to Bixby Land Co. for a 2,427-square-foot building at 2800 E. Pacific Coast Highway in Newport Beach. The First Republic Bank branch building sold for $1,082 per square foot. Patrick Toomey, Phil Voorhees and Megan Wood of CB Richard Ellis represented the seller.

An undisclosed buyer paid $2.1 million to Paul Mittmann Jr. for a 16-unit apartment complex at 931 to 935 S. Trident St. in Anaheim. Mark Bridge, Meilad Rafiei and Tyler Leeson of Marcus & Millichap represented the both parties.

Tutton Insurance Services Inc. paid $2 million to FarWest Industries Inc. for an 8,514-square-foot office building at 2933 Pullman St. in Santa Ana. Tutton had been leasing the building.

Project Independence paid $1.9 million to Cambridge Park Partners for a 9,780-square-foot office building at 3505 Cadillac Ave. in Costa Mesa. The building sold for $194 per square foot. The buyer, a nonprofit, plans to occupy the building. Steven Hogberg of Coreland Cos. represented the seller. Marilyn Donovan of Ashwill Associates Inc. represented the buyer.

Erik and Cristy Johnson paid $1.7 million to KB Partnership for a 6,278-square-foot industrial building at 6351 Industry Way in Westminster. The buyers plan to use the building as storage for their business, American Cooling Tower Inc. Curt Stalder of Lee & Associates Commercial Real Estate Services Inc. represented the seller. The Johnsons represented themselves.

Jonathon Chernila paid $460,495 to Hyland Partners for a 1,561-square-foot office condominium at 3525 Hyland Ave. in Costa Mesa. Dave Bueche of Sperry Van Ness represented the buyer. Tim Walker, Pat Walker and Sam Olmstead of Voit Commercial Brokerage LP represented the seller.


LEASES

CustomFab leased a 47,092-square-foot industrial building at 7261 Lampson Ave.
