Real Estate Deals



SALES

Anaheim-based SunCal Cos. sold a 17.6-acre parcel in the Brentwood masterplanned community in Victorville to EMOR. Dan Tate and Craig Atkins of O’Donnell/Atkins Co. negotiated the deal.

Pacific Power Source bought a 10,979-square-foot R & D; facility at 17711 Mitchell North in Irvine for $1.5 million from Michael H. Gray. Ted Sawyer of CB Richard Ellis’ Anaheim office represented Pacific Power Source, and Dave Travis of Voit Commercial Brokerage represented Gray.

BHH Properties, Orange, sold two buildings in that city in separate deals. The Abbey Co., a Garden Grove-based investment group, purchased a 29,987-square-foot office building at 1337 Braden Court for $3.4 million. RPM Investments, a Los Angeles-based investment group, purchased a 36,000-square-foot industrial building at 1517 Braden Court for $2.8 million. Jeff Read of Grubb & Ellis’ Anaheim office and Kevin Shannon of the company’s South Bay office represented BHH in both deals as well as The Abbey Co. Jim McFadden and Bob Crenshaw of Grubb & Ellis’ Anaheim office represented RPM.

Sheldon and Robert Marshall of Mission Viejo purchased The Avocado Apartments, a 12-unit apartment complex at 370 Avocado St. in Costa Mesa from Gholamreza Shashaani for $1.1 million. Grant Hahn of Morgan Skenderian Investment Real Estate Group’s Newport Beach office represented the Marshalls and Sharo Khastoo from Pelican Properties represented Shashaani.

Westwood-based KB Home completed the sale of 129 single family lots in the Halsey Hills masterplanned community in Santa Clarita to Van Nuys-based Richmond American Homes. Craig Atkins and Roland Chavez of Costa Mesa-based O’Donnell/Atkins Co. represented KB Home in the sale.

Irvine-based Premier Services Group closed two deals worth a combined $11 million. In the first deal, Tim Good, Steve Ehrich and William Hugron represented privately held Anahills Holdings Inc. in the sale of a 38,000-square-foot office building at 8141 E. Kaiser Blvd. in Anaheim Hills. The buyer, Dolphinshire LP, represented itself. In the second transaction, Good represented the Given Family Trust in its acquisition of a 148,784-square-foot industrial building at 13170 Marley Ave. in Fontana. The seller, Principal Life Insurance Co., was represented by Ron Washle of Grubb & Ellis.

Irvine-based Crown Realty and Development acquired a 2.79-acre parcel in Santa Ana from Xerox Center Partners. Rick Warner of CB Richard Ellis’ Anaheim office negotiated for both parties in the deal.

Pacific Property Co., Palo Alto, purchased the 104-unit Rancho Palisades Apartments in Costa Mesa for $9.9 million from Rancho Palisades LLC and renamed the complex Missions at Back Bay. The seller was represented by Randall Lee of Lily Enterprises. John Thomas of Providence Realty Group represented Pacific Property.

Jeff Grand Partners sold a 10,800-square-foot industrial building at 15655 Commerce Lane in Huntington Beach to Henry Hung for $890,000. David Cox of Ashwill Associates represented both parties.


LEASES

Symbol Technologies, a New York-based company, signed a seven-year, $5.4 million lease for a 42,090-square-foot flex building in Lake Forest from Birtcher Real Estate Group, Laguna Niguel. Symbol Technologies will relocate from Costa Mesa the building at 25541 Commercentre Drive. Doug Matthews and Gary Allen of Grubb & Ellis’ Newport Beach office represented Birtcher, and Scott Granger of Julien J. Studley Inc. represented Symbol.

Kilroy Realty leased a 10,215-square-foot office suite at 111 Pacifica in the Irvine Spectrum to Marina Mortgage. The seven-year lease is valued at $2.3 million. Mark Jerue of Lee & Associates’ Irvine Spectrum office represented the Marina Mortgage, and Adam Wicker of Grubb & Ellis’ Newport Beach office represented Kilroy.

SMS Settlement Services, a subsidiary of Santa Ana-based First American Financial Corp., renewed its lease for a 21,696-square-foot, two-story facility at 1004 Taft Ave. in Orange for $1.3 million. Larry Agajanian of Cushman & Wakefield’s Long Beach office represented both parties in the deal.

G.S.A. signed a five-year lease valued at $1.2 million for a 9,043-square-foot office suite at 1921 Alton, in Santa Ana. The landlord, Orix Searless, was represented by Don Nourse of CB Richard Ellis’ Newport Beach office and G.S.A. was represented by Steve Lane of Voit Commercial Brokerage.

The Admar Group, Santa Ana, renewed its lease for 38,970 square feet of office space in the Bentall Executive Centre at 1551 N. Tustin Ave. The five-year lease is valued at $4.8 million. Tom Taylor of Grubb & Ellis’ Newport Beach office and Greg Farrier, David Giglio and Lori Smith of Grubb & Ellis;’ Anaheim office represented Admar. The landlord, Bentall Real Estate Services of Canada, represented itself.

PacifiCare Health Systems Inc., Santa Ana, leased a 93,535-square-foot office building at 5757 Plaza Drive in Cypress. PacifiCare was represented by Jeromy Dee from Corporate Realty & Associates. Brian DeRevere, Bob Goodmanson and Brian Bierbaum of CB Richard Ellis represented Layton Belling & Associates, the landlord, in the $15.7 million transaction.
