SALES


KDF Communities LLC paid $14.5 million to McBride & Associates for a 93-unit apartment complex at 350 and 430 W. Imperial Highway in Brea. The 55,800-square-foot apartment complex sold for nearly $260 per square foot or $155,914 per unit. John L. Nguyen of Marcus & Millichap Real

Estate Investment Services represented both parties.

Clippinger Investment Properties paid $10.3 million to Greenwood & McKenzie for a 42,098-square-foot office building at 30011 Ivy Glenn Drive in Laguna Niguel. The building sold for $245 per square foot. George Economos of NAI Capital represented the seller and Ryan VanRensselar represented the seller in-house.

Rojek Family Trust paid $1.2 million to RS Cos. for a 5,675-square-foot building at 623 N. Main St. in Orange. The building sold for about $211 per square foot. Bob Engen of Lee & Associates Inc. represented the buyer. Art Holland and Steve Schaner of Grubb & Ellis Co. represented the seller.

John and Tracy Yarmoski paid $1.2 million to the Pacific Coastal Co. for a four-unit apartment complex at 122 E. 23rd St. in Costa Mesa. The apartments sold for $303,750 each. Victoria Strombom of Surterre Properties Inc. represented the buyer. Damien Breaux of Morgan Skenderian Investment Real Estate Group represented the seller.

AMB Property Corp. paid an undisclosed amount to Morgan Holdings LLC for a 103,248-square-foot industrial building at 16350 Gothard Ave. in Huntington Beach. The two-tenant property includes 8,390 square feet of office space and was assessed at $11.5 million this year. Chuck Wilson and Wayne Lambert of Colliers International represented both parties.


LEASES


Carrier International leased a 220,232-square-foot manufacturing building at 205 S. Puente St. in Brea. The 10-year lease is valued at $110,100 or 50 cents per square foot per month. Bart Reinhard of CB Richard Ellis Group Inc. represented the tenant. Randy Ellison, Rick Ellison, Jeff Chiate and Peter Sowa of Cushman & Wakefield Inc. represented landlord Bonita Puente LLC.

United Yellow Pages leased a 58,303-square-foot building at 12422 Knott Ave. in Garden Grove. The value of the five-year lease was undisclosed. Bob Goodmanson of CB Richard Ellis represented the tenant and landlord Kilroy Realty.

24 Hour Fitness leased 24,000 square feet of space at 1422 S. Azusa in West Covina. The 15-year lease is valued at $8.54 million. Bryan Norcott of Colliers International represented the tenant. Matthew Hammond and Bryan Bauer of Coreland Cos. represented landlord South Hills Plaza.

Tesco Stores West Inc. leased 15,393 square feet of space at 3170 W. Lincoln Ave. in the Anaheim West Shopping Center. The 20-year lease is valued at $4.94 million. Blaine Bush of Strategic Retail Advisors represented the tenant. Matthew Hammond of Coreland Cos. represented landlord Anaheim West Plaza Partners LLC.

CorePower Yoga leased 7,809 square feet of retail space at 7777 Edinger Ave. in Huntington Beach in the Bella Terra shopping center. The 10-year lease is valued at $1.36 million. CorePower Yoga represented itself in the deal. Steven Hogberg and Matthew Hammond of Coreland Cos. represented landlord DJM Capital Partners Inc.

Dental Oasis leased 4,000 square feet of retail space at 7777 Edinger Ave. in Huntington Beach. The 10-year lease is valued at $1.19 million. Steven Hogberg and Matthew Hammond of Coreland Cos. represented landlord DJM Capital Partners Inc.

Atlantis Eye Care leased 2,500 square feet of retail space at 7777 Edinger Ave. in Huntington Beach. The five-year lease is valued at $360,000. Steven Hogberg and Matthew Hammond of Coreland Cos. represented landlord DJM Capital Partners Inc.
