Real Estate Deals



SALES

Beazer Homes bought 85 partially finished 10,000-square-foot lots in Stevenson Ranch from Brookfield Homes. Pacific Communities closed on 89 half-acre lots in West Palmdale. Irvine-based Whittlesey Doyle brokered these transactions. The combined transaction value was $19.4 million.

Oceangate Property LLC acquired the 406,017-square-foot Oceangate Commerce Center in Hawthorne for $28.9 million. Mark E. Lucescu of Marcus & Millichap’s Irvine office represented Oceangate Property.

Pulte Home Corp. completed the acquisition of the second phase of Diamond Hills in Diamond Bar from Anaheim-based SunCal Cos. for $24 million. Craig Atkins, Mike Hunter and David K. Landers of O’Donnell/Atkins Co. represented both parties.

The Nixon Family Trust purchased the 14,425-square-foot Bake Parkway Auto Service Center in Pacific Commerce Center in Lake Forest from Barrett Heritage for $3.2 million. Edward Karagozian Jr. of Collins Commercial Corp. represented Barrett Heritage.

Bristol Design Center Ltd. bought a 1.6-acre parcel in Costa Mesa from Deacon Family Trust for $1.3 million and will build a 26,000-square-foot office and retail building on the site. Bristol Design Center represented itself. Bruce E. Singer of Prudential RB Allen Commercial Real Estate Services represented the trust.

Newport Beach-based Red Mountain Retail Group purchased a 56,540-square-foot retail center in Desert Hot Springs from Nationwide Insurance for $2.9 million. Carlos Lopez of Faris Lee Investments represented Red Mountain. Char Sharp-Pfeifer of Spinello Commercial represented Nationwide Insurance.

An unnamed pension fund advisor acquired a 209,280-square-foot cold storage and industrial facility at 700 S. Raymond Ave. in Fullerton from Principal Capital Management for $13 million. Art Rasmussen, David Norrie, Steve Batcheller, Darla Longo and Barbara Emmons of CB Richard Ellis represented both parties.


LEASES

A provider of custom organization systems leased a 30,000-square-foot building at 5761 Research in Huntington Beach. The five-year lease was valued at more than $1 million. Brad Bierbaum, Bob Goodmanson and Brian DeRevere of CB Richard Ellis represented both parties.

Dorel Industries Inc. leased a 623,000-square-foot industrial space at Shea Center Ontario business park from Aliso Viejo-based Shea Properties. The seven-year lease was valued at $15.8 million. Frank Geraci, Walt Chenoweth, Marc Burns and Dan dela Paz of CB Richard Ellis represented Dorel Industries Inc. Mark Latimer of Insignia/ESG represented Shea Properties.


OTHER

Orange-based Asher Industries Inc. received a contract to complete construction improvements for Toshiba America Information Systems, Irvine. The $4.5 million project is designed by Stratos Form Inc., Tustin, and engineered by Peter Grillias of GPRA, Irvine.
