Productions LLC paid $4 million to Odyssey Medical Center LP for a 10,200-square-foot medical office building at Odyssey Medical Center in the Irvine Spectrum. The two-story building can hold up to 32 medical offices. Miji Productions plans to occupy six offices by August. Dave Kluver, Nick Carey and Greg Puccinelli of Grubb & Ellis Co. represented the seller. Greg Marshall of Madison Street Partners represented the buyer.
The city of Buena Park paid $3.5 million to Oak JKK LLC for 2.1 acres of land at 8850 La Palma Ave. in Buena Park. The city represented itself. Erik Thompson of Daum Commercial Real Estate Services represented the seller.
An undisclosed buyer paid $2.5 million to an undisclosed seller for an apartment complex at 2114 and 2143 to 2147 S. Mallul Drive in Garden Grove. The complex sold for $104,200 per apartment at a 7% capitalization rate. The 24 apartments are full. Jay Skenderian and Ken Morgan of Morgan Skenderian Investment Real Estate Group represented both parties.
An undisclosed buyer paid $2.32 million to Buca Inc.’s Buca di Beppo for an 8,000-square-foot retail building at 11757 Harbor Blvd. in Garden Grove. Buca di Beppo now leases the building, which sold at a 5.25% capitalization rate. Ron Duong and Michael Woolbright of Marcus and Millichap Real Estate Investment Services represented both parties.
KTR Capital Partners acquired the Santa Ana Distribution Center at 1801 to 1995 S. Standard Ave. in Santa Ana. The price wasn’t disclosed. The building includes 296,000 square feet of warehouse space and 20,000 square feet of office space. The building is full with several
tenants.
LEASES
Verify Inc., which provides supply chain management and technical support services for aerospace and technology companies, leased 15,000 square feet at 17770 Cartwright in Irvine. The seven-year lease was valued at $2.7 million. Reynolds McCabe and Mark Gardner of Travers Realty Corp. represented the tenant. Janine Padia of JP Realty Services Inc. represented landlord Sunset Park West LP.
Jewelry company Pink House Imports leased a 10,700-square-foot industrial building at 205 Blueridge in Orange. The five-year lease is valued at $610,000. George Thomson, David Williams and Marshal Vogt of Lee & Associates-Orange Inc. represented the tenant and landlord Data Electric.
Dun & Bradstreet Corp. leased 4,616 square feet of office space at 333 City Blvd. West, in Orange. Terms of the lease weren’t disclosed. David Willis of Cresa Partners LLC represented the tenant. Tim Marchal of landlord Maguire Properties Inc. represented his company.
Cafe Rio leased 3,200 square feet at 24312 Rockfield Blvd. in Lake Forest. The Lake Forest restaurant will be the first California location for the Mexican restaurant chain, which is based in Salt Lake City with restaurants in Utah, Arizona, Idaho and Nevada. The value of the 10-year lease wasn’t disclosed. Kyle Kavanaugh of Main + Main Inc. represented the tenant. Dan Parker of Parker & Associates represented landlord George Holdings Lake Forest LLC.
Homex Financial leased 944 square feet of office space at 12362 Beach Blvd. in Stanton. Terms of the lease weren’t disclosed. Patrick Sharples of Cox Commercial Inc. represented the tenant and landlord Stanton Office Plaza LP.
