RMC/Tracy LLC of Newport Beach paid $8.9 million to Trask LP for the 52-unit Trask Apartments at 7731 Trask Ave. in Westminster. The apartments sold for $171,154 each at a capitalization rate of 5.3%. Steven C. Brombal of Hendricks & Partners represented the buyer.
Laguna Niguel-based Clippinger Investment Properties paid $4.8 million to Tom Lingo and Hugh Blue of Lingo Blue Trust for a 21,912-square-foot industrial building at 33171 Paseo Cerveza in San Juan Capistrano. The building sold for $220 per square foot. Tim Walker of Voit Commercial Brokerage LP represented Clippinger, along with Ryan Van Rensselaer. Jeff Carr of CB Richard Ellis Group Inc. represented the seller.
Genson Family Trust paid $995,000 to KM LLC for a seven-unit apartment building at 315 S. Olive St. in Anaheim. The building sold for $142,142 per apartment. Jon Mitchell and Mark Bridge of Marcus & Millichap Real Estate Investment Services Inc. represented both parties.
LEASES
Swell Commerce, a designer of clothing inspired by surfing, leased a 34,155-square-foot industrial building at 140 Calle Iglesia in San Clemente. The five-year deal is valued at $1.6 million. Swell plans to use the building as its headquarters. Pat Walker and Tim Walker of Voit Commercial Brokerage represented the tenant and landlord Iglesia 4 LLC.
Roc Port leased 3,320 square feet of retail space at Avery Center at 28601 Marguerite Parkway in Mission Viejo. Financial terms of the five-year deal weren’t disclosed. Mark Baziak and Jonathan Quinn of Grubb & Ellis Co. represented the tenant and landlord Pacific Castle International LLC.
Precision Pilates leased 2,100 square feet of retail space at Mercado Del Lago at 31431 Santa Margarita Parkway in Rancho Santa Margarita. Financial terms of the five-year deal weren’t disclosed. Vanessa Brown, Mark Baziak and Dan Samulski of Grubb & Ellis represented Precision Pilates and landlord Westwood Financial.
Fred Loya Insurance Agency Inc. leased 1,350 square feet of retail space at 1211 E. First St. in Santa Ana. Financial terms of the five-year lease weren’t disclosed. Jonathan Quinn of Grubb & Ellis represented the tenant and landlord Verduzco Trust.
Yogurtland leased 1,184 square feet of retail space at Costa Mesa Square at 1450 Baker St. in Costa Mesa. Financial terms of the five-year deal weren’t disclosed. Dan Samulski and Mark Baziak of Grubb & Ellis represented the tenant and landlord DSB Properties Inc.
