REAL ESTATE DEALS

SALES


GeneTex Inc., which recently moved from Texas to Irvine, paid $1.1 million to Westminster-based De Cristo Concrete Accessories Inc. for a 4,049-square-foot office condominium with warehouse space in the Alton Corporate Center at 2456 Alton Parkway in Irvine. John Salmon represented the seller. Lindsay Nicholas of Cresa Partners LLC represented the buyer.


LEASES


Santa Clara-based chipmaker Atheros Communications Inc. leased 21,928 square feet of office space at 8 Hughes in Irvine. The five-year lease is valued at $1.8 million. Scott Martin of NAI Capital Inc. represented landlord Stivers Investment Co. Jones Lang LaSalle represented the tenant.

Ascendiant Capital Group LLC, an investment and advisory firm, leased 9,037 square feet of office space at 18881 Von Karman Ave. in Irvine. Clint Hubbard of Cresa Partners represented the tenant. Jim Bannan of landlord Muller Co. represented his company.

Guardian Services Group subleased 2,800 square feet of office space at 201 E. Sandpointe in Santa Ana. Mike Coppin of Voit Commercial Brokerage LP represented Guardian Services. Clint Hubbard and Wes Hunnicutt of Cresa Partners represented sublessor Irvine Technology Corp.

LMP Financial Group Inc. leased 1,880 square feet of office space in Alicia Park at 26030 Acero St. in Mission Viejo. The two-year lease is valued at $66,834. Mary Boyajian of Monarch Commercial represented the tenant. Dave Bueche of Sperry Van Ness represented landlords Dorothy R. Henry, Burns Henry III and Elizabeth Stinson Henry.

Pacific Anasthesia leased 1,400 square feet of office space at 26941 Cabot Road in Laguna Hills. The two-year deal is valued at $47,040. Denise Lynch and Robert Kehiayan of Investment R/E Source Inc. represented the tenant. Beth Veale of landlord Davis Partners represented her company.
