SALES

3D Investments paid $36 million to Liu Corp. for the 210,000-square-foot Plaza-Huntington Beach office building at 17011 Beach Blvd. in Huntington Beach. The building is 60% full. Rob Socci, Dan Vittone and Alan Pekarcik of Voit Commercial Brokerage represented the seller. Fouy Ly of Sperry Van Ness represented the buyer.

Maureen Holmes paid $7.3 million to Save Most Desert Rancho Ltd. for a 50,556-square-foot office building at 18004 to 18006 Sky Park Circle in Irvine. Robert Baird of Winner-Baird Real Estate Inc. represented the buyer. Matt Pipkin of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

Private investor Charles Beathard paid $3.5 million to Coast Real Estate Group for four industrial buildings totaling 31,184 square feet at 1000 to 1070 S. Richfield Road in Placentia. The buildings are full. Rob Socci and Peter Castleton of Voit Commercial Brokerage represented the seller. Steve Maynard of Shiloh Realty represented the buyer.

The Covenant Group Inc., a financial planning consultancy, paid $2.9 million to Van Dell & Associates for a 16,874-square-foot office building at 17801 Cartwright Road in Irvine. Ralph Simmonds of Simmonds Realty Group Inc. represented both parties.

Simpson Manufacturing Co. paid $1.7 million to The Goebel Trust for a 19,800-square-foot warehouse at 1530 Moonstone in Brea. Tom Dorman of CB Richard Ellis Inc. represented the buyer. David Knowlton and Paul Fisher of NAI Capital Commercial Real Estate Services represented the seller.

An unnamed private investor paid $1.7 million to Florida Professional Co. for a 16,108-square-foot office building at 18652 Florida St. in Huntington Beach. Michael Lawrence of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

The Protestant Episcopal Church paid $1 million to Voit Development Co. for a 4,939-square-foot industrial building at 27802 El Lazo Road in Laguna Niguel. Rob Socci, Louis Tomaselli, Mitch Zehner and Joe Miller of Voit Commercial Brokerage represented the seller. John Ratzlaff of Coldwell Banker Real Estate Corp. represented the buyer.


LEASES


KHS & S; Contractors leased 26,159 square feet of office space at 5109 E. La Palma Ave. in Anaheim Hills for its regional headquarters, which is moving from elsewhere in Anaheim. The eight-year deal is valued at $2.8 million. Jack Faris and Barry Walshe of Voit Commercial Brokerage represented the tenant and landlord Kilroy Realty Corp.

Pediatrix Medical Group Inc. leased 20,656 square feet of office space at 770 The City Drive in Orange. The seven-year deal is valued at $3.6 million. Mark Friend, Rick Warner, Rick Sherburne, Alex Hayden and Travis Boyd of CB Richard Ellis represented the tenant and landlord Massachusetts Mutual Life Insurance Co.

Pulte Homes Inc. leased a 19,500-square-foot office building at 2 Technology Drive in Irvine. The six-year deal is valued at $1.4 million. Steve Lane and Carl Johnson of Voit Commercial Brokerage represented the tenant. Craig Brashier of landlord The Irvine Company represented his company.

New Zealand’s Zeacom Ltd., a provider of call center and contract management software, leased 11,312 square feet of office space at 2485 McCabe in Irvine for three years. The company plans to move from 1451 Quail St. in Newport Beach in June. Kevin Balfour and Trent Walker of Voit Commercial Brokerage represented landlord The Center Group. Gary Mcardell of Grubb & Ellis Co. represented Zeacom.
