REAL ESTATE DEALS

SALES


An undisclosed buyer paid $12 million to Overton Moore Properties for a 76,161-square-foot industrial building at 1720 Apollo Court in Seal Beach. The building includes 10,000 square feet of office space, four loading docks and two drive-in doors. It sold for $158 per square foot. Brian DeRevere, Ryan Peterson and Bob Goodmanson of CB Richard Ellis Group Inc. represented the seller. Jon Sweeney of Inco Co. represented the buyer.

An undisclosed buyer paid $7.2 million to an undisclosed seller for a 9,766-square-foot office building at 33522 Niguel Road in Dana Point. The building is occupied by Altera Real Estate, formerly Re/Max Real Estate Services. The building sold for $737 per square foot. Jack Hopkins and Dennis Weisberg of Marcus & Millichap Real Estate Investment Services Inc. represented the seller. Michael Woolbright of Marcus & Millichap represented the buyer.

C & C; Development paid $2.2 million to an undisclosed seller for a 20-unit, 14,264-square-foot apartment complex at 1414-1422 S. Minnie St. in Santa Ana. The property sold for $111,200 per unit and is 95% full. James Forootan of Marcus & Millichap represented both parties.

United Oil Co. paid $1.5 million to Tesoro Corp. for a half-acre gas station at 5122 W. First St. in Santa Ana. The property has four pumps and a 250-square-foot building. Bill Gilmore of Coldwell Banker Commercial represented the buyer.


LEASES


National Payment Provider leased 14,041 square feet of office space at Waterfield Tower, 18881 Von Karman Ave. in Irvine. The value of the five-year lease wasn’t disclosed, but asking rates in the building are on average $2.60 per square foot per month. The tenant provides electronic payment processing for businesses and will use the space as its headquarters. The building owners are Muller Co. and Rockwood Capital. Oliver Fleener and Greg May of Grubb & Ellis Co. represented the landlord. Bob Reiden of Lee & Associates Commercial Real Estate Services Inc. represented the tenant.

Miller’s Surf City Garage leased a 21,040-square-foot industrial building at 5262 Oceanus Drive in Huntington Beach. Ted Sawyer of Lee & Associates represented the tenant. Bob Goodmanson of CB Richard Ellis represented the undisclosed landlord.

Lumen General leased a 9,122-square-foot industrial building at 8165 E. Kaiser Blvd. in Anaheim Hills. The value of the 65-month lease wasn’t disclosed. The property is part of the seven-building Weir Canyon Technology Center. Lumen conducts testing in commercial lighting. Lonnie Riddle of Grubb & Ellis and Karl Heim of Commercial Realty Partners represented the undisclosed landlord. Neil Mullarkey of Collins Commercial represented the tenant.

A & K; Management LLC, doing business as Arby’s, leased 2,254 square feet of restaurant space at 13982 Newport Blvd. in Tustin. The 10-year lease is valued at $1.5 million. Arby’s is renovating and expanding the existing building to include a drive-through. Steven Hogberg and Matt Hammond of Coreland Cos. represented the undisclosed landlord. Margaret Watkins represented the tenant.
