MG Promenade Apartments LLC, part of San Diego-based apartment owner and operator MG Properties, paid $31 million to Irvine-based Bascom Group LLC for the 400-unit Promenade at Mission Viejo Apartments. David Ash, Steven McKenzie and Shannon Ching of Eastdil Realty Inc. represented Bascom. Justin Smith of MG Properties represented his company.
Stanley Ning paid $4.3 million to Cypress Corporate Park LLC for a 39,000-square-foot industrial building at 10721 Walker St. in Cypress. Brian DeRevere, Bob Goodmanson and Rick McGaugh of CB Richard Ellis Inc. represented both parties.
Hatanaka Living Trust paid $2.5 million to NCC Caliber V LLC for a 4,200-square-foot building at 1051 Avenida Pico in San Clemente. Richard Walter and Dennis Vaccaro of Faris Lee Investments represented the seller. Gerald Bolinger of Bolinger Real Estate represented the buyer.
The Tran Family paid $2.2 million to NCC Caliber V LLC for a 3,344-square-foot retail building at 1021 Avenida Pico in San Clemente. Richard Walter and Dennis Vaccaro of Faris Lee Investments represented the seller. David Luebberman of Century 21 Real Estate Corp. represented the buyer.
Cary Podell paid $3.7 million to David and Grace Arnold for a 25,016-square-foot office building at 2230 W. Chapman Ave. in Orange. Pat Scruggs, Gary Stache, Tom Abel and Kevin Teel of CB Richard Ellis represented the seller. David Cox of Ashwill Associates represented the buyer.
Raymer Properties LP paid HC Fullerton LLC $3.9 million for a 60,250-square-foot industrial building at 2300 Raymer Ave. in Fullerton. HC Fullerton represented itself. Louis Tomaselli, Mitch Zehner and Mike Boomer of Voit Commercial Brokerage represented the buyer.
PAUB Enterprises LLC paid $1.3 million to Computer Lane Associates for a 10,600-square-foot industrial building at 15561 Computer Lane in Huntington Beach. Todd LaPlante of Inco Commercial Realty Inc. represented the seller. Stan Mullin and Gary Allen of Grubb & Ellis Co. represented the buyer.
Adamson Police Products paid $799,250 to Richard Byers for a 5,750-square-foot industrial building at 10764 Noel St. in Los Alamitos. Chris Rim of Ashwill Associates represented the seller. George Prince of Prince Commercial Real Estate Services represented the buyer.
Newport Beach-based Symbiont paid an undisclosed sum to Hawaii’s Kalama Land Co. for a 67,302-square-foot industrial building at 801 S. Placentia Ave. in Fullerton. Jeff Read and Shawn Kelter of Grubb & Ellis represented the seller. Read represented the buyer.
LEASES
Ista Pharmaceuticals Inc. leased 21,429 square feet of R & D; space at 15295 Alton Parkway in Irvine. The five-year deal is valued at $2.4 million. Ista is expanding from nearby on Alton. David Cantwell of Studley Inc. represented the tenant. David Bold and Gregg Haly of CB Richard Ellis represented landlord Alton Plaza Properties.
Monobind Inc. leased a 21,000-square-foot building at 100 N. Pointe Drive in Lake Forest. The 10-year deal is valued at $2 million. The maker of diagnostic products is moving from Costa Mesa. Jeff Carr and Steve Wagner of CB Richard Ellis Inc. represented landlord Olen Properties Corp. of Newport Beach. Carr also represented Monobind.
Anaheim City School District leased 5,214 square feet of space for a preschool at 1830 W. Romneya in Anaheim. Terms weren’t disclosed. Paul Knott of Paul Knott Realtors represented the tenant. Bob Engen and Jim Hawkins of Lee & Associates Commercial Real Estate Services Inc. represented landlord North Orange County Community College District.
Hair Club for Men leased 6,400 square feet of medical space at 431 S. Batavia in Orange. The deal is valued at $2 million. Joe Winkelmann of Colliers Seeley International Inc. represented the tenant. UniMed Realty Advisors represented landlord Trico Realty Inc.
